Role Summary
We are seeking a dynamic and results-driven Property Manager / Senior Property Manager to lead the management of our retail property portfolio. The ideal candidate will have proven UAE experience managing shopping malls, high-street retail destinations, and community retail centres. This role encompasses full operational oversight, tenant relations, leasing coordination, and asset optimization to maximize NOI and enhance tenant experience. Key Responsibilities

Retail Operations & Asset Management

Oversee day-to-day operations of a diverse retail portfolio including shopping malls, high-street retail, and community centres

Develop and implement property business plans to optimize asset performance, footfall, and tenant sales

Monitor retail KPIs including occupancy rates, tenant sales per sqm, footfall analytics, and customer dwell time
-
Conduct regular property inspections ensuring retail environments meet premium presentation standards

Drive initiatives to enhance the shopper experience and position assets competitively in the market

Tenant Relations & Retail Leasing

Serve as the primary point of contact for retail tenants, maintaining strong relationships with anchor tenants and specialty retailers

Coordinate with leasing teams to optimize tenant mix strategy across F&B, fashion, entertainment, and services categories

Lead lease negotiations with prospective and existing tenants to maximize rental income and occupancy
-
Evaluate prospective tenants based on brand positioning, financial stability, and alignment with retail strategy
-
Manage lease renewals, rent escalations, and termination processes in accordance with contractual obligations
-
Oversee tenant arrears management, ensuring timely rent collection and dispute resolution

Financial Management & Reporting

Prepare and manage annual operating budgets, service charge budgets, and CAPEX forecasts

Monitor and report on financial performance including NOI, collection rates, and variance analysis

Deliver monthly, quarterly, and annual reports on property operations, leasing activity, and market positioning

Provide strategic recommendations to landlords/investors on asset repositioning and value enhancement
-
Oversee service charge reconciliations and ensure compliance with RERA regulations
-
Facilities & Vendor Management

Supervise FM service providers (security, cleaning, MEP, landscaping) ensuring SLA compliance
-
Develop and oversee annual maintenance budgets and AMC procurement
-
Ensure compliance with Dubai Municipality, Civil Defence, and health & safety regulations
-
Coordinate emergency response procedures and business continuity planning
-
Conduct regular audits of service quality and implement continuous improvement initiatives
-
Fit-Out & Project Coordination
-
Manage tenant fit-out approval process ensuring compliance with design guidelines and safety standards
-
Coordinate with landlords, developers, and authorities to secure NOCs and fit-out permits
-
Oversee property improvement projects and CAPEX initiatives to enhance asset value
-
Conduct inspections of completed fit-outs before tenant handover
-
Marketing & Community Engagement

Collaborate on retail marketing strategies, seasonal campaigns, and promotional events
-
Support community engagement activities to drive footfall and tenant sales
-
Coordinate with marketing teams on property branding and digital presence
-
Organize tenant coordination meetings and retailer engagement programs
-
Team & Stakeholder Management
-
Manage and mentor property coordinators, assistant managers, and administrative staff
-
Act as primary liaison between landlords, tenants, and service providers
-
Build relationships with key stakeholders including government authorities, master developers, and investors
-
Represent the company in industry forums and maintain market intelligence on retail trends

Required Qualifications & Experience
-
Bachelor's degree in Real Estate, Business Administration, Facilities Management, or related field
-
Property Manager: 4-6 years of property management experience with minimum 2 years in UAE retail
-
Senior Property Manager: 7-12 years of property management experience with minimum 4 years in UAE retail
-
Demonstrated experience managing shopping malls, retail centres, or mixed-use developments
-
Strong understanding of UAE real estate regulations including RERA, Ejari, and tenancy laws
-
Proven track record in tenant relations, lease negotiations, and occupancy optimization
-
Proficiency in property management software (Yardi, MRI, or equivalent)
-
Advanced Microsoft Office skills (Excel, PowerPoint, Word)

Excellent communication skills in English; Arabic is a strong advantage

Valid UAE driving license
