Job Title: Senior Quantity Surveyor

Job Summary:
The Senior Quantity Surveyor will be responsible for overseeing all financial and contractual aspects of landscape construction and maintenance projects from inception to completion. This role requires a strong understanding of both pre-contract and post-contract duties, with a focus on ensuring projects are delivered within budget, on time, and to the highest quality standards. The Senior QS will provide expert advice on cost management, risk assessment, and contract administration, contributing significantly to the profitability and success of landscape projects across the UAE.
Key Responsibilities:
Pre-Contract Responsibilities:
- Quantity Take-offs: Conduct accurate quantity take-offs from architectural, landscape, and engineering drawings (both 2D and BIM models) to determine material quantities required for each project phase.
- Tender & Bid Management: Lead the preparation of comprehensive tender documents, including Bills of Quantities (BOQs), specifications, and contract conditions (e.g., FIDIC). Manage the tender process, including issuing inquiries, evaluating contractor bids, analyzing submissions, and preparing tender analysis reports and recommendations for award.
- Value Engineering: Identify and propose cost-saving opportunities and value engineering solutions without compromising design intent or quality.
- Supplier & Contractor Communication: Collaborate with suppliers and subcontractors to obtain competitive quotes, negotiate pricing, and ensure timely delivery of materials and services.
- Risk Assessment: Identify, analyze, and develop responses to commercial risks associated with projects.
- Cost Planning & Cash Flow Forecasts: Develop detailed cost plans and cash flow forecasts for projects.
Post-Contract Responsibilities:
- Budget Monitoring & Cost Control: Closely monitor project budgets, track expenses against financial plans, and provide regular cost reports, highlighting budget variances and cost implications for management review.
- Contract Administration: Administer contracts with clients, main contractors, and subcontractors, ensuring compliance with contractual obligations. This includes managing bonds, insurances, and guarantee logs.
- Payment & Valuation: Prepare and review interim valuations and payment certificates for work completed.
- Variations & Claims Management: Identify, analyze, and manage variations (change orders) to the contract scope. Evaluate and negotiate claims for additional works submitted by contractors.
- Final Accounts: Take responsibility for the preparation and agreement of final accounts with clients and subcontractors.
- Site Visits: Conduct regular site visits to assess progress, verify work completed, and ensure adherence to quantity surveying standards and contractual requirements.
- Project Coordination: Collaborate effectively with project managers, landscape architects, engineers, and contractors to ensure seamless communication and accurate cost control throughout the project lifecycle.
- Reporting: Prepare accurate and timely progress and cost reports for management review.
- Dispute Resolution: Assist in resolving contractual disputes and claims.
Team Leadership & Development (if applicable):
- Lead, mentor, and guide junior Quantity Surveyors within the team.
- Ensure the team meets deadlines and quality standards for all quantity surveying deliverables.
Qualifications:
- Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field from a recognized university.
Experience:
- Minimum of 6-10 years of demonstrable experience as a Quantity Surveyor, with a significant portion of this experience specifically in landscape construction projects within the UAE or GCC region.
- Proven experience in both pre-contract and post-contract quantity surveying duties.
- Experience with FIDIC conditions of contract is essential.
Skills & Competencies:
- Technical Proficiency:
- In-depth knowledge of quantity surveying best practices, international methods of measurement, and construction contract commercial documents.
- Proficiency in PlanSwift, AutoCAD and MS Office Suite (especially Excel for complex calculations).
- Strong analytical and numerical reasoning skills.
- Ability to read, understand, and interpret complex architectural, landscape, and engineering drawings and specifications.
- Understanding of sustainable construction practices and lifecycle costing.
- Communication & Interpersonal Skills: Excellent written and verbal communication skills for liaising effectively with clients, consultants, contractors, and internal teams. Strong negotiation and stakeholder management abilities.
- Problem-Solving: Ability to dissect complex projects, identify potential risks and opportunities, and develop practical solutions.
- Attention to Detail: Meticulous attention to detail to ensure accuracy in all calculations, reports, and documentation.
