The Service Manager will lead and manage the service team, ensuring timely and effective maintenance of all apartment units and common areas. This role involves both hands-on maintenance and leadership of a team of service technicians. The ideal candidate will have a strong background in multi-family property maintenance, with a keen ability to manage projects, lead teams, and maintain high-quality service standards.
Key Responsibilities:
- Oversee the daily operations of the property maintenance team, ensuring that all service requests are handled promptly and professionally.
- Manage preventative maintenance programs, making sure all property systems are well-maintained and functioning properly.
- Coordinate and prioritize service requests, work orders, and vendor contracts to ensure tasks are completed efficiently.
- Maintain a high standard of cleanliness, safety, and functionality in all community areas.
- Work closely with the Community Director to ensure that service needs are aligned with community goals and resident satisfaction.
- Develop and maintain maintenance schedules for all building systems, including HVAC, plumbing, electrical, and landscaping.
- Lead, train, and mentor a team of service technicians, fostering a culture of teamwork, accountability, and high performance.
- Respond to after-hours emergency maintenance calls as needed.
- Oversee the ordering and inventory of supplies and materials, ensuring the team has the tools and resources needed to perform their duties effectively.
- Conduct regular property inspections and ensure compliance with safety regulations and company policies.
Qualifications:
- 5+ years of experience in multi-family property maintenance, with at least 2 years in a supervisory or leadership role.
- Strong knowledge of building systems and mechanical equipment (HVAC, plumbing, electrical, etc.).
- Ability to manage and prioritize multiple tasks in a fast-paced environment.
- Excellent leadership, communication, and interpersonal skills.
- Detail-oriented with a focus on delivering high-quality service and ensuring resident satisfaction.
- Strong problem-solving skills and the ability to think quickly and decisively.
- Availability to be on-call for emergency maintenance needs.
- A valid driver’s license and reliable transportation are required.
- Certification in HVAC, EPA, or other relevant trade certifications is a plus.
