Summary:
This role manages the end-to-end site development process, overseeing projects, consultants, and vendors to ensure plans, studies, and construction documents are delivered accurately, on time, and within budget. The Site Development Manager represents Maverik in public meetings and entitlement processes, reviews and guides technical documents, and identifies risks or opportunities to streamline development while maintaining company standards. This position also provides strategic oversight, innovative solutions, and ongoing reporting to support Store Development leadership and operational success.
Essential Duties and Responsibilities:- 
Coordinate projects and vendors with internal teams, reporting critical dates and overall project schedules.
- 
Negotiate, contract, and manage outside consultants for services including civil construction documents, ALTA surveys, environmental assessments, geotechnical investigations, traffic studies, SWPPP reports, cost estimates, building construction documents, and other engineering support.
- 
Oversee consultant deliverables to ensure accuracy, timeliness, and budget compliance; review reports and documents to develop strategies for resolving outstanding issues and contingencies.
- 
Represent Maverik in pre-application meetings, neighborhood meetings, land use/zoning hearings, site plan approvals, variance hearings, and other entitlement/public hearings.
- 
Provide oversight of construction documents, including civil, lighting, and fuel plans, ensuring cost-effective changes and alignment with project budgets.
- 
Review project plans to identify opportunities for cost reduction and operational usability improvements.
- 
Identify and negotiate necessary city approvals and processes, developing creative solutions to meet requirements while upholding company standards.
- 
Evaluate project risks and provide innovative strategies to mitigate challenges and maintain development timelines.
- 
Monitor and recommend improvements to department procedures, while planning, scheduling, and reporting critical project data to Store Development leadership.
- 
Respond promptly and professionally to requests from internal clients, leadership, and staff.
Role Requirements:- 
This role is cell phone stipend eligible and supports an 24/7 operation. Occasional after-hours, weekend, or holiday work may be required to respond to urgent issues or service calls.
- 
Travel up to 25% may be required for this role.
Qualifications: Education- 
Bachelor’s Degree in Civil Engineering, Construction Management, Architecture, or a related field preferred; Associate Degree may also be considered.
Qualifications: Experience- 
3+ years in commercial real estate development and/or commercial project management
- 
Knowledge of city planning or development processes
- 
Construction or commercial real estate experience

Compensation & BenefitsPay Range: $92K - $111K/yearly
The above salary range represents a general guideline; however, Maverik considers a number of factors when determining base salary offers, such as the scope and responsibilities of the position and the candidate's experience, education, skills, and current market conditions.
