Vice President, Asset Manager, Central Operation Office

About CRESA (Corporate Real Estate Strategy & Administration)

CRESA is the custodian of DBS’s real estate assets through optimizing cost and footprint, while transforming spaces to drive a culture of work that focuses on collaboration, innovation and teamwork. We manage close to 4 million sq feet of space, from office spaces to more than 270 retail locations in Singapore and around the world.

We are a diverse team of corporate real estate professionals and related fields, and aim to use our combined expertise to lead the corporate real estate industry by being digitally-wired, using data to power our real estate decisions and operations, and obsessing ourselves with the customers’ job to be done.

For office spaces, our main goal is to find and build the right spaces to allow colleagues to collaborate and innovate; from building social hubs to activity-based working spaces, we lead in influencing the culture of the bank towards a 26,000-person start-up. For retail locations, we source and select the best sites, negotiate for the best lease terms, design and build the site to help achieve the best customer journey and experience. Above all, our team is also the guardian of the Bank’s environment, keeping the offices and retail locations at its best every day.

Job Duties & Responsibilities

The primary objective of the position is to ensure that we maximize the value of the assets and achieves the operational and financial goals and objectives by developing, implementing and executing an overall Strategic Plan for each property. This requires to have an in-depth understanding of the CRESA's objectives as well as a broad knowledge of real estate, facility operations experience (across all disciplines) and a commitment to strong financial stewardship. To be successful, the position must develop and maintain a consultative approach, anticipating business needs, thinking strategically and be both proactive and reactive as the situation and circumstances dictate.

→ Direct activities for the delivery of facility asset management, operations and maintenance for approx 4 million square foot portfolio currently.

→ Facilitate the delivery of services with a focus on maintaining budgetary control, adherence to business plan and oversight of the daily management and operations activities associated with this portfolio.

→ Responsibilities include, but are not limited to, coordination, delivery and quality assurance of all asset services (dependent on location but can include project management, financial management, property management, operations, etc.).

→ Adherence to all Asset Services standards of performance, supervision of Facilities Managers, development and implementation of Strategic Asset Plans.

→ Ensure complete understanding of contract obligations including audit & control systems to ensure statutory, policy and contractual commitments are met.

→ Maintain a customer focus within all areas of operational activities and that effective relationships are maintained with key internal teams.

→ Sustainability development to build an ecosystem to ensure the Asset Management upkeep meets the needs for sustainability council and to also form the interface with Technology& Operations Sustainability team. Social enterprise partnerships is to ensure connection between our assets.

→ Develop financial plans and specific goals for cost control / reduction and ensure that these goals are met or exceeded, provide leadership and guidance, advice, coaching and direct support where required to deliver best practice selection, training, assessment and recognition/reward

→ Support effective business communication providing advice and leadership while making a direct contribution during team meetings, internal briefings and monthly reporting as appropriate.

→ Focus on optimum staffing structures operate across the portfolio balancing expense with the delivery of service excellence

→ Ensure the portfolio is properly and appropriately staffed, taking direct responsibility for the appointment of qualified personnel and that effective succession plans are in place.

→ Employee Centred Facilities management is focused on best in class employee facilities management to ensure the wellbeing of all our employees in the office. Scope includes general housekeeping/cleaning, common meeting facilities, Transport, Cafeteria operations, employee general services inclusive mailroom & courier services.

Required Experience And Attitude

  • 15+ years of relevant experience
  • Independent and self-directed but able to work with and within teams
  • Excellent inter-personal and stakeholder management skills, and good communication, presentation and writing skills
  • A hands-on team player who is a self-starter, possesses a can-do attitude
