Position Overview
The VP of Development Management (VPDM) will be able to undertake all primary and day to day tasks associated with development without direct oversight or direction. As a VPDM, you are developing your negotiating, transaction and people management skills necessary for progression from a VP of Development Management to a Sr. VP Development Manager/Project Leader.
Essential Functions
The VP of Development Management works directly with an EVP / Project Executive to strategize, communicate, coordinate and see a project through to successful completion. Additionally, a VPDM will undertake and develop personnel management responsibilities by working closely with the EVP to mentor, coach and train Development Analysts and Managers when applicable and appropriate. A VP of Development Management will be capable of independently performing the following functions as a project progresses from identification through construction:
- Analyze project and partner viability-recommend go/no-go decisions to project committee/company leadership
- Assume primary responsibility for the drafting/coordination of project proposals in response to RFQs and RFPs
- Draft, deliver and manage all project related client communications and correspondence
- Create comprehensive project assessments and reports for evaluation by the project committee
- Assemble and manage development team members during predevelopment and construction
- Document project processes using agendas, meeting minutes and team member correspondence/direction
- Create and manage project schedules and timelines
- Drive/enforce/ensure overall project schedule adherence
- Create project financial models and finance packages for use internally and in the capital markets
- Manage the project pro-forma to ensure viability and currency throughout the development process by working collaboratively with Finance staff
- Transition projects from predevelopment to construction and from construction to operations
- Assemble and document project metrics and historical data
- Research market trends and present findings to development teams and company principals
- Track project expenditures versus budget. Maintain financial forecasts for active developments
- Support the construction team throughout the construction process in order to maintain relationship consistency, provide a high level of customer service to our institutional partner and ensure adherence to project agreements and project quality standards
- Support property management team ultimately responsible for post completion facility operations
A VPDM will lead, or be actively engaged with the Project Executive or company Principals to accomplish the following:
- Build personal and professional relationships with clients before, during and after project award and completion
- Create the framework/approach to specific transaction and program solutions for proposals in response to RFQs and RFPs
- Execute entitlement and permitting processes
- Draft and negotiate all project agreements
- Structure finance and project capitalization plans and strategies
- Manage, train and mentor subordinate development staff
Experience and Education Requirements
- 3-5 years of experience with Capstone or other company as a Development Manager on similar scale and complexity real estate development projects.
- Bachelor's degree required, preferably Finance or Real Estate Finance.
- Strong quantitative and analytical skills with proven financial modeling skills.
- Ability to read, understand, develop, modify and maintain project pro-formas and budgets.
- Strategic thinking self-starter and problem solver with the ability to position projects for success, foresee and navigate challenges and capitalize on opportunities, and drive project teams as needed to ensure success.
- Strong organizational, time-management, and project management skills in order to effectively track, report, and manage multiple projects and priorities where meeting deadlines is critical.
- Strong leadership skills with the ability to build and maintain trusted and respectful relationships with clients, business partners, and team members.
- Strong communication skills, written and verbal.
- Eagerness and ability to lead, manage and inspire collaboration among a broad project team.
- Proficient in Excel, Word, and PowerPoint. Ability to quickly learn new software and systems to complete, design, and develop required reports and documents.
