Job Summary
We are seeking an experienced Accounts Manager – Property Management to oversee the full- cycle accounting and financial operations of a real estate property portfolio. The ideal candidate will have strong expertise in property-level accounting, tenant billing, service charge reconciliation, and financial reporting within residential, commercial, or mixed-use portfolios.
Key Responsibilities
1. Property-Level Accounting

Manage full accounting cycle for assigned properties
- Prepare monthly property financial statements (P&L, Balance Sheet, Cash Flow)
- Maintain general ledger and ensure accurate property-level reporting
- Conduct bank and account reconciliations
- Monitor property income and expense allocations
2. Rent & Tenant Accounting

Oversee rent roll management and tenant billing
- Monitor accounts receivable and ensure timely rent collection
- Handle security deposits, lease charges, escalations, and adjustments
- Review lease agreements for accurate financial implementation
- Manage service charge / CAM reconciliation processes
3. Accounts Payable

Supervise vendor payments and contractor invoices
- Ensure proper coding of expenses to correct properties and cost centers
- Monitor recurring expenses and operating costs
- Maintain strong internal approval and payment controls
4. Budgeting & Financial Planning

Assist in preparation of annual property operating budgets
- Track actual vs. budget performance and provide variance analysis
- Prepare cash flow projections for property operations
- Support asset management team with financial insights
5. Compliance & Controls

Ensure compliance with accounting standards (GAAP / IFRS as applicable)
- Manage property tax payments and statutory requirements
- Support internal and external audits
- Maintain accurate financial documentation and records
6. Reporting & Stakeholder Coordination

Prepare financial reports for property owners/investors
- Coordinate with property managers regarding operational expenses
- Provide management with occupancy, revenue, and cost analysis
- Liaise with auditors, banks, and tax consultants as needed
7. Team Supervision

Supervise property accountants and accounting assistants
- Review work for accuracy and compliance
- Improve accounting processes and system efficiency
Requirements

Bachelor’s degree in Accounting, Finance, or related field
- CPA / ACCA / CMA (preferred but not mandatory)
- 5–8+ years of accounting experience, with minimum 3+ years in property management accounting
- Strong understanding of lease structures and property financial models
