Asset Description
- Make: Monorail System + Powered Cradle
- Quantity: 1 set (Monorail + Cradle)
- Type: Rooftop trolley with suspended cradle system
Service Frequency
- Quarterly - 4 times per year
- Each visit to include full inspection, servicing, and preventive maintenance of the complete BMU system.
Emergency Response
- Priority 1 - Emergency:Within 1 hour (e.g., equipment breakdown affecting safety).
- Priority 2 - Urgent:Within 2 hours (faults posing risk to equipment or operation).
- Priority 3 - Expedited:Within 8 hours (non-critical issues requiring speedy attention).
- Priority 4 - Scheduled:Within 24 hours (non-urgent, planned corrective works subject to client approval).
- Remote technical support and guidance shall be available to the FM/security team immediately when required.
Electrical & Control Systems
- Inspect and test control panel wiring, push buttons, emergency stop, and contactors.
- Check mains supply cable, plugs, sockets, and safety interlocks.
- Verify limit switches (Up, Down, Ultimate Up, Overload, Anti-Tilt).
Mechanical & Structural Components
- Inspect monorail tracks, joints, brackets, fixings, and welding.
- Inspect trolley wheels, bearings, lubrication, and wheel housing.
- Inspect cradle basket (corrosion, bolts, harness points, drain holes).
- Check traversing, luffing, slewing, and jib movement.
- Inspect winch motors (mountings, oil, breather, brake wiring).
- Inspect winch units (bolts, bearings, guides).
- Check suspension ropes (ends, clamps, sockets, hooks, birdcaging, corrosion).
- Inspect rope pulleys, rope reelers, motors, hooks & crimping.
- Test manual release mechanism.
Safety Systems
- Inspect overload safety devices, emergency lowering, and interlocks.
- Inspect cradle trip bar, buffers, and safety signage (SWL, usage, harness point).
- Verify compliance with load test/third party certification requirements.
Preventive Maintenance
- Lubricate all moving parts.
- Tighten bolts, nuts, and fixings.
- Replace oil or filters as required.
- General cleaning of equipment after service.
Third Party Certification
- Contractor to assist and coordinate with client appointed third party for annual load test and certification.
- Any findings requiring spare parts or rectification to be quoted separately.
Safety Policy
- Workforce shall use PPE (helmets, gloves, harnesses, face masks, safety shoes).
- Work area to be cordoned off with warning signage during maintenance.
- All debris, consumables, and tools to be cleared after work.
- Contractor shall assume full liability for its employees' safety in compliance with UAE Civil Defense & HSE regulations
Workmanship warranty : 12 months on all preventive maintenance activities performed under this AMC.
