Asset Manager

JOB PURPOSE:

The Asset Manager is responsible for optimizing the performance, utilization, and long-term value of RAKEZ's entire real estate portfolio, which includes land, warehouses, offices, accommodations, retail, coworking, self-storage, and open yards. While the role places strategic emphasis on the retail segment, it spans all asset classes and contributes to both existing inventory management and new development pipeline planning.

The Asset Manager supports lifecycle performance analysis, budgeting, risk mitigation, and capital improvement forecasting. The role acts as a key enabler of data-driven asset decisions, aligning with RAKEZ's commercial goals, ESG priorities, and customer-centric service model.


CORE RESPONSIBILITIES:

Asset Portfolio Optimization

  • Maximize occupancy, rental yield, and minimize downtime across the assigned real estate portfolio.
  • Recommend strategic actions such as repositioning, enhancement, or divestment based on lifecycle and market analysis.
  • Conduct inspections to identify risks and value-add opportunities aligned with ESG goals.

Retail & Segment Strategy Execution

  • Lead planning for retail and specialty assets, ensuring optimal tenant mix and destination development.
  • Collaborate with Leasing and Marketing to enhance commercial appeal and activation of retail zones.

Feasibility & Investment Analysis

  • Perform feasibility studies for new developments, upgrades, and reconfigurations.
  • Analyze financial performance using ROI, payback, and lifecycle models.
  • Prepare business cases and asset plans for internal and investment committee reviews.

Data & Reporting Enablement

  • Develop and maintain dashboards tracking asset KPIs, vacancy, lease expiries, and financial metrics.
  • Leverage BI and AI tools for predictive modeling and performance insights.
  • Ensure data integrity and consistency across systems.

Cross-functional & External Coordination

  • Align asset plans with internal teams including Leasing, Development, Legal, Finance, and Strategy.
  • Support negotiations and issue resolution for leased properties.
  • Coordinate with external consultants and participate in municipal planning initiatives.

Governance & Risk Mitigation

  • Ensure compliance with real estate regulations and internal policies.
  • Track asset-level changes, valuations, and lease terms.
  • Identify and mitigate operational and legal risks related to asset condition and conformity.


QUALIFICATIONS, EXPERIENCE, & SKILLS:

  • Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field. Master’s degree in Real Estate, Urban Planning, or Asset Management is an advantage.
  • Certified Commercial Investment Member (CCIM)
  • RICS Chartered Qualification (MRICS or FRICS)
  • IREM Certified Property Manager (CPM)
  • Power BI or Tableau Certification
  • Minimum of 7 years of relevant experience in asset management, real estate portfolio oversight and performance, or commercial property development. At least 3 years in a supervisory or managerial role.
  • Demonstrated experience in retail asset strategy execution, feasibility analysis, and data-driven performance management.
  • In-depth understanding of the UAE commercial real estate landscape, with hands-on experience in diverse asset classes including retail units, warehouses, staff accommodations, and both free zone (FZ) and non-free zone (NFZ) land structures.
  • Familiarity with BI dashboards, AI-driven reporting, and digital asset management tools preferred.
  • Strong analytical and commercial acumen.
  • Experience with land, industrial, commercial, and retail asset classes.
  • Demonstrated budgeting and CAPEX planning exposure.
  • Familiarity with ESG, supply/demand forecasting, and digital asset tracking systems.
  • Excellent interpersonal and communication skills.
  • Proficiency in real estate software, dashboarding tools (e.g., Power BI, Tableau), and financial modeling.
  • Ability to work cross-functionally and manage external service providers.
  • High attention to detail and results-oriented mindset.
  • Fluent in English (spoken and written). Arabic is an advantage.
