Associate Director - Business Development

The role is responsible for driving portfolio growth, revenue optimization, and operational excellence across our property assets. This position combines business development initiatives such as owner acquisition and portfolio expansion, with oversight of day-to-day Community Management and Property Management operations. On top of it, ensures high tenant satisfaction, regulatory compliance, and the achievement of financial and operational targets, while acting as the key liaison between internal teams and external stakeholders.

Key Responsibilities / Accountabilities
  • Lead property acquisition and owner onboarding to expand the portfolio in line with strategic objectives.
  • Identify market opportunities, conduct feasibility assessments, and recommend growth initiatives.
  • Identify clients and create a pipeline.
  • Conduct meetings with different buildings/communities for CM and PM and covert the deal accordingly.
  • Develop and maintain strong relationships with property owners, brokers, and strategic partners.
  • Collaborate with Marketing, Revenue, and Leasing teams to drive promotions, campaigns, and occupancy initiatives.
  • Provide support and pitch to clients. Support in creating brochure and service offerings.
  • Track business development KPIs including portfolio growth, owner acquisition, and revenue contribution.
Strategic Execution & Operational Oversight
  • Translate corporate strategy into actionable operational plans for CM and PM functions.
  • Finalise set up of processes and operational start of the business for PM and CM, including the set-up/agreement with FM provider.
  • Oversee implementation of initiatives to improve operational efficiency, service quality, and revenue performance.
  • Conduct capacity planning and resource allocation to ensure smooth operations.
  • Monitor portfolio-wide KPIs for occupancy, collections, service delivery, and tenant satisfaction.
Community Management (CM) Oversight
  • Convert new communities deal and support in onboarding.
  • Provide leadership and direction to Community Managers to ensure high tenant engagement and satisfaction.
  • Monitor service delivery, tenant communications, complaint resolution, and community operations.
  • Implement process improvements to address recurring operational challenges.
  • Coordinate with Leasing, Operations, FM, and Legal teams to resolve escalated tenant issues.
Property Management (PM) Oversight
  • Convert into units/buildings deal and support in onboarding.
  • Oversee rent collection, maintenance, move-ins/move-outs, and vendor management.
  • Track PM KPIs, including operational readiness, vendor SLA adherence, and asset condition compliance.
  • Ensure compliance with Dubai tenancy regulations, SOPs, and corporate governance standards.
  • Drive continuous improvement in operational workflows and service delivery.
Stakeholder & Team Leadership
  • Lead cross-functional teams including CM, PM, Operations, Finance, Legal, and Marketing.
  • Provide coaching, performance management, and professional development for team members.
  • Serve as the escalation point for complex operational, financial, or compliance issues.
  • Build and maintain relationships with tenants, owners, vendors, and regulatory authorities.
Reporting & Analytics
  • Prepare portfolio-wide dashboards, performance reports, and executive summaries for senior management.
  • Analyze trends in occupancy, revenue, collections, tenant satisfaction, and operational efficiency.
  • Recommend process enhancements, system upgrades, and operational improvements based on data insights.
Knowledge & Experience
  • Bachelor's degree in business administration, Real Estate, Hospitality, or related field
  • MBA or relevant advanced qualification is an advantage
  • Professional certification in Property Management or Community Management is a plus
  • 10+ years of progressive experience in Community Management, Property Management, and Operations leadership
  • Proven track record in managing multi-cluster portfolios or large-scale residential/commercial property operations
  • Demonstrated experience in translating strategy into operational execution and measurable results
  • Strong experience with cross-functional team leadership, vendor management, and performance optimization
  • Experience in conversion of deals and meeting financial targets for CM and PM businesses
  • CM & PM operational workflows, SOPs, and governance frameworks
  • Rent collection, occupancy management, and vendor oversight
  • Capacity planning, performance management, and KPI tracking
  • ERP / Property Management systems proficiency
  • Dashboard creation, data analysis, and operational reporting
  • Regulatory compliance and Dubai tenancy law knowledge
