Job Role– Commercial Director
Project Type: Master Plan & Large-Scale Development
The Commercial Director will lead the full spectrum of commercial and contractual management for a multi-billion master plan and large-scale development. This includes providing strategic direction and operational leadership across pre-contract and post-contract. The role ensures value optimization, risk management, and governance while supporting the delivery of complex mixed-use, residential, hospitality, infrastructure, and public realm assets.
Key Responsibilities

Lead tendering processes, including prequalification, bid evaluations, negotiations, and contract awards.

Oversee the preparation of cost plans, budgets, and financial forecasts for master plan packages.

Provide commercial input into design development, feasibility, and value engineering.

Establish and manage commercial risk registers prior to contract award.

Lead contract administration, change management, and variation assessments.

Manage cost reporting, forecasting, and budget control.

Monitor contractor and consultant performance against contractual obligations and KPIs.

Drive value engineering initiatives and ongoing cost optimization during delivery.

Ensure compliance with governance, legal, and regulatory requirements.

Advise executive leadership on commercial risks, opportunities, and value creation.

Build, mentor, and lead a high-performing commercial team.

Provide governance across all commercial processes, ensuring accountability and transparency.

Engage and manage senior stakeholders including government authorities, investors, contractors, and consultants.

Contribute to long-term business planning and investment strategies for the master plan.
Qualifications & Experience

Bachelor’s degree in Quantity Surveying, Commercial Management, or related discipline (Master’s preferred).

Professional accreditation (MRICS, FRICS, MCIOB, or equivalent).

15+ years’ experience in commercial management

Proven expertise in both pre- and post-contract management on large-scale, multi-sector developments.

Track record in mixed-use master plans, or large infrastructure portfolios.

GCC / international experience highly advantageous.
