Job Description:
We are seeking an experienced Commercial Manager to oversee all commercial and contractual aspects of fit-out and construction projects. The ideal candidate will have strong expertise in contract administration, subcontract management, and FIDIC-based contracts, with a proven track record in managing project financials and ensuring compliance with contractual obligations.
Key Responsibilities:
- Manage and administer construction contracts for fit-out projects.
- Handle all contractual correspondence in line with project requirements.
- Evaluate subcontractors’ claims and issue variation orders accordingly.
- Draft notices and manage all contractual communications related to subcontracts.
- Coordinate with internal departments to ensure contractual obligations are met.
- Provide commercial and contractual support throughout the project lifecycle.
- Oversee the preparation, review, and submission of Interim Payment Applications (IPAs).
- Ensure all completed work is accurately measured and reflected in monthly valuations.
- Follow up with client’s concerned departments to ensure timely payments and maintain smooth cash flow.
- Prepare and present monthly commercial reports.
- Ensure all quantity surveying and cost control processes are accurate, organized, and up to date.
- Monitor project budgets, forecasts, and cost performance against targets.
- Negotiate contracts, variations, and final accounts with clients and subcontractors.
- Oversee cost value reconciliation (CVR) and financial reporting.
- Manage procurement processes, including subcontractor selection and appointment.
- Mentor and guide Quantity Surveyors and commercial team members.

Technical Skills:
· Advanced proficiency in Microsoft Excel (cost analysis, pivot tables, financial modeling)
· Strong knowledge of contract management systems and document control platforms
· Familiarity with AutoCAD for drawing interpretation and quantity take-offs
· Experience in project cost control and budgeting software
· Knowledge of Primavera P6 for project planning and progress tracking
· Proficiency in SAP (especially commercial and finance modules)
· Experience with ERP systems (Oracle, Microsoft Dynamics, etc.)
· Ability to prepare and analyze cash flow forecasts and financial reports
· Strong skills in value engineering and cost optimization techniques
· Familiarity with claims management and delay analysis tools (e.g., Time Impact Analysis)
· Knowledge of risk management tools and methodologies
· Proficiency in document management systems (Aconex)
Education & Professional Certification:
- Bachelor’s Degree in Civil Engineering, Architecture, Construction Management, Quantity Surveying, or related field.
- Professional Registration with Saudi Council of Engineers – KSA, or equivalent in other countries).
- MRICS (Member of the Royal Institution of Chartered Surveyors) is highly preferred.
- Additional certifications in Project Management (PMP,) or Contract Management are an advantage.
- Excellent written and verbal communication in English (Arabic is a plus).
- Leadership and team coordination skills.
