Job Summary:

We are looking for an experienced and highly motivated Construction Manager to oversee and manage all on-site construction activities for high-end interior fit-out projects in the Kingdom of Saudi Arabia. The ideal candidate must have a minimum of 10 years' experience in managing interior fit-out works, with deep expertise in site execution, planning, subcontractor coordination, and quality assurance for luxury commercial, retail, or hospitality spaces.

The ideal candidate must have a minimum of 10 years of experience in reputed companies, managing luxury and high-end interior fit-out projects, and should be ready to relocate or immediately join in the Kingdom of Saudi Arabia.

Key Responsibilities:

Project Execution & Site Management:

  • Lead and manage day-to-day on-site construction activities for interior fit-out works, ensuring timely execution as per approved drawings and specifications.
  • Review and interpret shop drawings and construction documents to ensure accuracy during implementation.
  • Coordinate and supervise site teams, subcontractors, and suppliers to maintain smooth workflow and adherence to project schedules.
  • Monitor the progress of work against project milestones and take corrective action when necessary.

Construction Planning & Scheduling:

  • Develop and maintain detailed construction schedules, short-term lookahead programs, and resource plans.
  • Coordinate with the project team to plan deliveries, access requirements, and daily construction activities.
  • Ensure all works are completed in accordance with the project timeline and budget.

Quality & Safety Assurance:

  • Ensure all interior fit-out works are carried out to the highest standards of quality and workmanship.
  • Conduct regular inspections and issue snag lists; follow up to ensure rectification.
  • Enforce strict compliance with health and safety standards and site safety protocols.
  • Liaise with QA/QC teams to ensure work is in compliance with project and regulatory standards.

Subcontractor & Vendor Coordination:

  • Oversee subcontractor performance to ensure compliance with scope, quality, and schedule.
  • Conduct regular coordination meetings with subcontractors to resolve site-related issues.
  • Verify and certify subcontractor progress for billing and documentation purposes.

Reporting & Documentation:

  • Maintain detailed daily site reports, material delivery logs, manpower records, and progress photos.
  • Provide weekly and monthly progress reports to the Project Manager/Client as required.
  • Assist in the preparation of handover documentation, including as-built drawings, warranties, and snagging reports.

Key Skills and Competencies:

  • Strong knowledge of interior fit-out works, including gypsum partitions, ceiling works, flooring, joinery, wall finishes, and decorative elements.
  • Proven ability to manage and coordinate multiple trades and activities on site.
  • Sound understanding of construction methods, materials, and detailing for high-end interiors.
  • Strong leadership and communication skills, with the ability to manage site teams effectively.
  • Excellent problem-solving and decision-making abilities under pressure.
  • Familiarity with construction software and tools (MS Project, AutoCAD, Excel, etc.).

Qualifications:

  • Bachelor’s Degree or Diploma in Civil Engineering, Architecture, Construction Management, or a related field.
  • Minimum 10 years of relevant experience in interior fit-out construction in the GCC region (KSA experience preferred).
  • Strong track record of delivering high-quality interior projects on time and within budget.
  • Valid Saudi work visa or willingness to relocate to KSA.
