Contracts Manager

Job Purpose

Reporting to the Senior Contracts Manager, this role supports the project management team in drafting, reviewing and negotiating real-estate development agreements, consultancy agreements, construction contracts, subcontracts, and vendor/service agreements.


Key Responsibilities:

  • Draft, review, and negotiate development agreements, consultancy agreements, construction contracts, subcontracts, and vendor/service agreements.
  • Ensure compliance of all contracts with corporate policies, statutory requirements, and best industry practices.
  • Manage pre-contract activities, including tender documentation, RFPs, contract conditions, clarifications, and evaluation.
  • Lead post-contract administration, including variations, claims, EOT (extension of time), delay analysis, and payments.
  • Safeguard the developer contractual rights and entitlements under FIDIC and local law.
  • Advise project teams on contractual and commercial risks, ensuring mitigation strategies are in place.
  • Liaise with consultants, contractors, and authorities to resolve disputes and claims in a timely and cost-effective manner.
  • Prepare contractual correspondence, notices, and responses to protect the developer interests.
  • Maintain accurate records of all contractual communications and agreements for audit and legal reference.
  • Support management in settlement negotiations, dispute resolution, and arbitration/litigation processes.
  • Contribute to continuous improvement of contract templates, policies, and procedures.


Qualifications:

  • Bachelor’s/ Master’s degree in Engineering, Quantity Surveying or Construction Management,
  • Minimum 15 years of experience in contract management, with at least 5 years in the real estate development sector.
  • Strong knowledge of FIDIC (1999 Red/Yellow Book) and other standard forms of contract commonly used in the UAE/GCC real estate market.
  • Familiarity with UAE Civil Code, real estate regulations, and dispute resolution procedures (arbitration/litigation).
  • Proven track record in managing pre- and post-contract stages for large-scale mixed-use or residential/commercial developments.
  • Strong analytical skills with ability to assess claims, variations, and contractual risks.
  • Ability to manage multiple contracts across different projects simultaneously.
