Country Manager - Real Estate Division

Role Purpose

The Country Manager shall be responsible for leading and expanding the organization’s Real Estate Propertyand Integrated Facilities Management business and for the overall commercial, operational, and strategic performance of the Company within Bahrain.

This includes driving sustainable business growth, maintaining strong Client relationships, ensuring operational excellence across all service lines, and building a high-performing local organisation aligned with the Company’s strategic objectives.

Core focus areas include Business Development, Client Retention & Growth, Property & Facilities Management, Transaction Mangement, Sales & Leasing, Energy Management, Sustainability, and Project Management,alongside oversight of Finance, HR and other support corporate functions.

The Country Manager will be accountable for the effective delivery and commercial performance of the Company’s service lines. Performance within these areas will focus on service quality, operational efficiency, Client satisfaction, portfolio growth, and successful delivery of projects and services.

Key Responsibilities1. Strategic Leadership & Business Growth

Develop and implement the country business strategy aligned with regional and global objectives – Take ownership.

Drive top-line revenue growth and profitability through Client acquisition, upselling, cross- selling, and market expansion.

Build long-term strategic partnerships with the Country JV Partner, with key stakeholders, government entities, and industry bodies.

2. Business Development & Client Engagement

Lead Client acquisition efforts, proposals, and negotiations with major accounts. Ensure strong accountmanagement and relationship building with existing Clients.

Establish a structured approach to cross-sell and upsell opportunities across service lines. Represent thecompany at Bahrain real estate and facilities management forums and events.

3. Operational Management

Provide leadership and governance across all business lines:

· Property Management

· Facilities Management

· Transaction Management - Sales & Leasing

· Energy & Sustainabiliy Services

· Project Management

Ensure service excellence, process standardization, and compliance with ISO and Bahrain regulations.

Drive digital innovation (smart building solutions, analytics-based reporting, procurement).

4. Financial & Commercial Oversight

Full ownership of the country P&L, ensuring achievement of revenue and margin targets. Approve and managebudgets, forecasts, and resource allocations.

Review and optimize pricing models, contracts, and commercial terms. Monitor financial risk, debt collection, and contractual performance.

5. People Leadership (HR Oversight)

Lead, inspire, and develop a multidisciplinary Team.

Oversee recruitment, workforce planning, and succession management. Promote a high-performance culture with measurable accountability.

Ensure continuous learning and development across all service lines.

6. Governance, Compliance & Sustainability

Ensure compliance with Bahrain labour laws, real estate regulations, and corporate governance standards.

Promote ESG and sustainability objectives across all business operations. Oversee health &safety, risk management, and business continuity planning.

7. Core Country Management KPIs (Strategic & Leadership Focus)

Performance will be assessed against a set of Key Performance Indicators (KPIs) that reflect the responsibilities of the role. These KPIs will typically include measures related to:

· Business Growth and Profitability – delivery of agreed revenue growth, achievement of financial targets, and improvement of overall profitability.

· Client Development and Retention – acquisition of new Clients, expansion of services to existing Clients, and maintenance of strong long-term Client relationships.

· Market Presence and Brand Positioning – strengthening the Company’s visibility, reputation, and thought leadership within the market.

· People Leadership and Organisational Development – building and leading an engaged, capable Team, supporting talent development, and maintaining a stable and high- performing workforce.

· Governance, Compliance, and Risk Management – ensuring full adherence to company policies, contractual obligations, and all applicable regulatory and compliance requirements.

The specific KPIs, performance thresholds, and targets applicable to each year will be mutually agreed between the Company and the Country Manager as part of the annual business planning and performance review process, and may be adjusted from time to time to reflect market conditions and business priorities.

8. Skills & Competencies

Strong track record of business development and operational leadership in Real Estate and PropertyManagement.

P&L accountability, and commercial negotiation skills.

Deep understanding of Bahrain Real Estate markets, regulatory frameworks, and cultural dynamics.

Ability to develop and lead cross-functional Teams across multiple service lines. Strategic vision with management of operational execution capability.

Strong stakeholder management, communication, and presentation skills.

9. Qualifications

Bachelor’s degree in Real Estate, Business Administration, Engineering, or related field (MBA or similar is an advantage).

10-15 years’ senior-level experience in Real Estate/Facilities Management, with experience in GCC leadership roles.

Bahrain Citizen & Arabic speaker preferred.

Professional certifications (RICS, IFMA, IWFM, PMP, LEED, CFA).

Job Type: Full-time

Pay: BD2,000.000 - BD2,500.000 per month
