The opportunity
We are seeking a motivated and enthusiastic Country Real Estate Manager to join our team. In this role, responsible for the management of the organization's real estate activities including site location and acquisition, building and land acquisition and disposition and space leasing. Arranges or assists with arranging the purchase or construction of facilities and/or negotiating the leases of facilities. You will ensure proper documentation of lease or purchase transactions. Responsible for planning site locations and availability. Makes recommendations as appropriate for the disposal of properties. Maintains and manages relationships with outside vendors and consultants. May act as a community zoning committee liaison.
You will be establishing and implementing the Real Estate strategy and plan for Egypt and ensure that the business units have the right facility at the right costs, right location and at the right to achieve operational objectives. You need to ensure the appropriate work environment for Hitachi Energy facilities. You will be accountable for strategic real estate planning, financial performance, portfolio of facilities, facility management, capital investment, reporting, and leading internal and third-party contractors in all aspects of real estate. You need to ensure the appropriate safety levels are maintained to the Hitachi Energy standard. Responsible for the end-to-end facility management program.
How you’ll make an impact
- Ensuring compliance with the objectives of facility services, defining the allocation of human and material resources in accordance with the priorities negotiated with real estate leadership and internal customers.
- Conducting all operations with highest health and safety sensitivity and ownership. Be the lead role on HSE awareness and implement all country local and company internal HSE regulations without any sacrifice.
- Managing space utilization of Hitachi Energy properties in order to optimize the physical resource and the cost through standardization and occupation of spaces according to the needs of people, equipment and services, always considering the safety and integrity of staff, customers, visitors and property.
- Defining the plan for maintenance, repair and building works and its management by conducting the development of projects with technical specifications. Ensure that appropriate deadlines and costs are met; and once the projects are approved, ensuring that the work is carried out and the project is delivered safely on time, within budget and required quality.
- Ensuring the proper management of the real estate budget including all elements of facility occupancy costs. Coordinating with finance, controlling, technical and material resources, as well as developing, together with the business areas, the plans and budgets for the necessary capital expenses (CAPEX). Monitor and control of all real estate related expenses.
- Managing the financial performance of facilities, working with the business units to reach or exceed established levels, managing the use of assets efficiently in relation to their cost-benefit, in order to improve profitability, productivity and flexibility.
- Ensuring that the real estate function within the assigned area is properly organized, managed and staffed by qualified personnel, guiding, motivating and leading indirect employees in accordance with Hitachi Energy policies and practices.
- Identifying and defining potential projects, conduct risk analysis and cost estimates in project preparation, as well as manage established projects.
- Carrying out property valuations and recommend improvement actions in line with sustainability best practices.
- Ensuring that all facilities and services are managed and monitored to maximize the energy efficiency of buildings and sites by developing assessments and recommending energy saving solutions.
- Managing property-related cleaning activities in accordance with the corporate cleaning standard. Manage and monitor common areas, including streets, waste areas, green areas and activities such as landscaping.
- Ensuring that the activities carried out in the properties are carried out with all the necessary security control measures to mitigate and eliminate risks.
- Portfolio - Establishes and regularly updates a detailed corporate real estate inventory of all Hitachi Energy owned, leased/rented sites, plots of land, offices, manufacturing facilities, warehouses, storage, parking, cafeteria, etc.
- Reporting - Benchmarks, monitors and reports on related real estate occupancy costs for all facilities within scope of responsibility.
- Trained, skilled and certified Project Manager.
- Ready to become agent of change with different working methods and connects among customers, partners, technologies openly.
- You will be responsible for ensuring compliance with applicable external and internal regulations, procedures, and guidelines.

Your background
- A bachelor’s degree in civil or mechanical engineering
- Minimum 10 years of relevant experience in energy industry.
- Bilingual in English & Arabic.
- Proficiency in both spoken & written English is required.
