Key Responsibilities:1. Maintenance Operations
- Plan, schedule, and execute preventive, predictive, and breakdown maintenance for all mechanical systems.
- Supervise operation and maintenance of HVAC systems, pumps, chillers, cooling towers, compressors, DG sets, boilers, and STP/RO plants.
- Monitor equipment performance and implement measures to reduce downtime and increase reliability.
- Maintain daily logs, checklists, and maintenance records for all equipment.
2. Facility Management
- Oversee all mechanical services within the premises including utilities, plumbing, firefighting, and ventilation systems.
- Ensure all systems are operating within design parameters and meet safety and compliance standards.
- Coordinate with electrical, civil, and housekeeping teams for integrated facility management.
- Manage AMC (Annual Maintenance Contracts) and vendor performance.
3. Team & Resource Management
- Supervise and guide a team of technicians, supervisors, and contractors.
- Allocate daily tasks, monitor progress, and ensure adherence to safety procedures.
- Conduct regular toolbox talks, safety briefings, and skill development sessions for maintenance staff.
4. Safety, Compliance & Documentation
- Ensure compliance with ISO, OHSAS, and statutory safety regulations.
- Maintain documentation for audits, inspections, and statutory certifications (like boiler/DG/pressure vessel).
- Conduct risk assessments and enforce safe working practices in all maintenance activities.
5. Budgeting & Cost Control
- Prepare annual maintenance budgets, including spares, consumables, and manpower costs.
- Optimize maintenance costs through efficient resource planning and energy-saving initiatives.
- Track inventory and ensure timely procurement of spares and consumables.
6. Vendor & Client Coordination
- Liaise with equipment suppliers, service contractors, and consultants for maintenance activities.
- Ensure all vendor work meets quality, safety, and timeline requirements.
- Communicate with clients or management for reports, maintenance updates, and compliance documentation.
