  • Good exposure to cash flow management, funding for project etc.
  • Strong project monitoring / management skills.

  • Excellent leadership and people skills to drive various projects.

Overall Purpose/Objective

Of the job

To lead end-to-end project development by aligning business strategy with execution excellence. The role is responsible for understanding the strategic intent of senior management for new projects, evaluating commercial viability, structuring optimal deals, securing statutory approvals, and ensuring timely delivery within approved cost and quality parameters.

The position carries 360-degree ownership — from land acquisition to project completion — while ensuring regulatory compliance, financial discipline, and strategic alignment with business objectives.


Key Responsibilities

1. Strategic Planning & Commercial Evaluation
  • Understand and interpret business plans and growth strategies defined by senior management.
  • Collate and assimilate all relevant data (technical, financial, legal, regulatory, market) impacting project feasibility.
  • Conduct financial and commercial viability assessments including FSI potential, buildability analysis, revenue projections, IRR, and risk analysis.
  • Present comprehensive development strategies to management highlighting commercial viability and risk mitigation plans.

2. Land Acquisition & Due Diligence
  • Identify and evaluate potential land parcels aligned with business strategy.
  • Lead title due diligence, land use verification, PR card validation, reservation checks, ULC compliance, and zoning assessments.
  • Coordinate with legal teams for clear title verification and documentation.
  • Support negotiations and closure of land acquisition transactions.

3. Deal Structuring & Transaction Management
  • Structure development transactions including:
    • Joint Ventures (JV)
    • Joint Development (JD)
    • Development Agreements
    • Outright purchase models
  • Drive commercial negotiations ensuring risk-balanced agreements.
  • Coordinate with legal, finance, and tax teams to finalize transaction structures.

4. Regulatory Approvals & Compliance
  • Oversee and track approvals from relevant authorities such as:
    • Municipal Corporation
    • MIDC
    • Pollution Control Board (PCB)
    • MOEF
    • Heritage Review Committee (HRC)
    • Other statutory bodies
  • Ensure timely submission, follow-up, and closure of approval milestones.
  • Mitigate regulatory risks and delays.

5. Design Development & Construction Oversight
  • Guide design development in alignment with business objectives.
  • Ensure optimization of FSI and development potential.
  • Oversee construction progress ensuring adherence to timelines, quality standards, and safety norms.
  • Coordinate with architects, consultants, contractors, and internal stakeholders.

6. Budgeting & Financial Control
  • Prepare and monitor project budgets (land, approvals, construction, overheads).
  • Track budgeted vs. actual costs and implement corrective measures.
  • Ensure cost optimization without compromising quality and timelines.
  • Support financial closures where required.

7. Reporting & Stakeholder Management
  • Prepare periodic MIS reports for management, investors, and key stakeholders.
  • Provide progress updates on timelines, costs, approvals, and risks.
  • Facilitate informed decision-making through structured presentations and analysis.

8. Legal & Strategic Support
  • Provide strategic inputs during agreement drafting and negotiations.
  • Anticipate risks and recommend mitigation strategies.
