Role Purpose:
The Development Director will lead and oversee the entire real estate development lifecycle across Egypt, from concept to execution, ensuring the successful delivery of high-profile residential, commercial, and mixed-use projects. The role requires strategic vision, financial acumen, and leadership to identify investment opportunities, manage project feasibility, and oversee execution while ensuring alignment with Innovo’s growth strategy, market trends, and regulatory requirements.
This position demands a commercially driven leader who can navigate complex market dynamics, secure high-value deals, manage multiple stakeholders, and drive sustainable development projects that enhance Innovo’s position as a premier urban developer in the region.
Key Accountabilities:
Development & Investment Strategy

Develop and implement a real estate development strategy in line with Innovo’s business objectives.

Identify investment and development opportunities across Egypt, conducting feasibility studies and financial modelling.

Establish a pipeline of high-value projects that align with market demands and Innovo’s portfolio expansion goals.

Work closely with investment, finance, and legal teams to structure and execute transactions, joint ventures, and funding models.
Project Planning & Execution

Oversee the full real estate development lifecycle, from land acquisition, zoning, and master planning to construction and handover.

Ensure projects are delivered on time, within budget, and to the highest quality standards while maintaining profitability.

Collaborate with urban planners, architects, engineers, and contractors to develop innovative and sustainable real estate solutions.

Manage regulatory approvals, ensuring compliance with local laws, zoning regulations, and environmental standards.
Market Engagement & Stakeholder Management

Build and maintain strong relationships with government authorities, investors, developers, and business partners.

Lead financial structuring and risk management for projects, ensuring maximum ROI and sustainable growth.

Develop project budgets, cost control measures, and investment forecasts to align with corporate financial strategies.

Drive the negotiation of land acquisitions, development agreements, and partnership deals with key stakeholders.
Leadership & Organizational Development

Lead and mentor a team of development managers, project managers, and investment analysts to drive high-performance execution.

Work closely with cross-functional teams (finance, legal, construction, sales, and marketing) to ensure project success.

Establish best practices for development governance, reporting, and decision-making frameworks.
Qualifications, Experience, Knowledge & Skills:

Bachelor’s degree in Real Estate, Architecture, Urban Planning, Civil Engineering, Business, or Finance (Master’s preferred).

10+ years of experience in real estate development, investment, or asset management, with a strong focus on Egypt market.

Proven track record in delivering large-scale, high-value real estate projects (mixed-use, residential, commercial, or hospitality).

Strong knowledge of real estate finance, investment structuring, and development regulations in Egypt.

Experience in managing multi-billion-dirham portfolios and securing high-profile investment deals.

Fluency in English (Arabic is an advantage)
