The Opportunity

We invite you to join the Haifa family as our specialist Estimator & Quantity Surveyor. This is not a standard construction QS role; it is a specialized position for a professional who deeply understands the nuances of luxury villa renovations and fit-outs. You will play a pivotal role in translating design visions into precise, fixed-price investments for our clients, ensuring that every AED 2M+ project is scoped with accuracy and commercial integrity. Key Responsibilities

• Comprehensive BOQ Preparation: Create detailed, line-item Bills of Quantities for complex villa renovations (Civil, MEP, Joinery, Finishes, Pools, Landscaping) ensuring zero scope gaps.
• Rate Analysis & Commercial Strategy: Perform deep rate analysis for AED 2M+ projects, factoring in material specs, labor productivity, wastage, and community-specific logistics (e.g., Nakheel/Emaar permit costs).
• Package-Based Estimation: Develop and maintain tiered pricing models (Refresh / Revive / Reimagine) to offer clear value options to clients during the proposal stage.
• Material & Supplier Coordination: Source and validate pricing for premium finish materials (marble, sanitaryware, glazing) from local and international suppliers to ensure competitive yet profitable estimates.
• Change Management: Manage variation orders (VOs) with strict documentation, calculating cost impacts of design changes during the project lifecycle.
• Fixed-Price Guarantee: Conduct rigorous risk assessments on all estimates to support our "Fixed Price Guarantee" promise, ensuring margins are protected against unforeseen site conditions.
• Tender Analysis: Review sub-contractor or specialist supplier quotations (e.g., Smart Home, Elevator, AC) to ensure alignment with project specifications and budget.
• Cross-Functional Collaboration: Work closely with the Design and Projects teams to value-engineer solutions that maintain aesthetic integrity while optimizing costs.

MUST HAVE CRITERIA (Non-Negotiable)

• Experience: Minimum 5-7 years of direct QS/Estimation experience in the UAE, specifically within the Interior Fit-Out or Villa Renovation sector.
• Project Scale: Proven track record of estimating full turnkey residential projects valued at AED 2M+.
• Technical Proficiency: Expert-level command of Excel (advanced formulas) and familiarity with estimation software (e.g., CostX, PlanSwift, or similar).
• Local Knowledge: Deep understanding of Dubai market rates for civil works, MEP, and luxury finishes (marble, parquet, custom joinery).
• Contract Knowledge: Familiarity with FIDIC short form and standard UAE bespoke fit-out contracts.
• Language: Professional fluency in English (written and spoken) is mandatory for client-facing documentation.

STRONG PREFERENCE (Desirable)

• Degree in Quantity Surveying or Civil Engineering.
• MRICS or working towards RICS chartership.
• Experience specifically with properties in Emirates Hills or Palm Jumeirah.
• Valid UAE Driving License.
• Automatic Disqualification Criteria
• Candidates with only infrastructure, roads, or high-rise tower experience (Must have Interiors/Villa fit-out experience).
• Candidates with no UAE/Dubai market experience.
• Candidates unable to demonstrate experience with high-end residential finishes.
