The YMCA of Pierce and Kitsap Counties seeks a knowledgeable Facilities Director to join our team at the Lakewood Family YMCA.

This position supports the work of the Y, a leading non-profit, charitable organization committed to strengthening community through youth development, healthy living and social responsibility.

The Lakewood Family YMCA Facilities Director ensures the facilities and grounds are maintained to the highest safety, environmental, and cleanliness standards, while complying with the external/internal health and safety requirements, and State and Federal regulations.

Key Responsibilities:

  • Responsible for management of all facility and grounds maintenance.
  • Perform preventative maintenance on equipment not covered under maintenance contracts or warranties, and maintain records of performance of equipment.
  • Perform major and minor repairs at the YMCA within skill level and secure outside help when tasks are beyond abilities. Complete repairs in a timely manner.
  • Develop and ensure adherence to standards of cleanliness and schedules of personnel to provide quality work and maximum coverage of facilities.
  • Conduct daily walk through inspections of all areas to ensure cleanliness and equipment operation meet high standards.
  • Perform all pool related maintenance.
  • Managerial duties: interview and hiring processes, performance evaluations and feedback, scheduling, on-going training and development, timesheet review/approval and organize and supervise all work performed by maintenance and custodial staff.
  • In partnership with the Executive Director, schedules and ensures implementation of preventative and restorative maintenance for building, equipment and grounds.
  • Maintain all required logs, records and documentation necessary to uphold compliance requirements.
  • Ensure adherence to annual budget and operating plan.
  • Provide excellent customer service to all members, volunteers, staff and guests.
  • Collaborate with Tom Taylor YMCA Leadership staff to support facility needs for special events, rentals, and programs.
  • Ensure all duties are carried out in a safe manner, this includes using the proper PPE and creating a safe environment for all staff.
  • Ensure all SDS/Haz-Com records and facility inspection records are current and available.
  • Responsible for maintaining safe entry walkways and cleared emergency exit areas throughout the winter months.

Qualifications:

  • High school diploma, GED and/or trade license or certification.
  • Three or more years of facilities maintenance or technical trades experience.
  • Minimum of three years of Supervisory, project and budget management experience.
  • Must possess a variety of technical skills and general knowledge of machines necessary to the maintenance of a large facility. This includes proficiency in plumbing, air handling, heating/cooling systems, boilers, electrical, custodial, and pool/whirlpool operations.
  • Must be familiar with Federal, State, and Local building/fire codes and OSHA regulations.
  • Must possess good organizational skills and be able to supervise, direct, and guide employees.
  • Collaborative, positive and effective interpersonal and communication skills.
  • Ability to respond to safety and emergency situations.
  • Flexibility in scheduling, including evening and weekend shifts.
  • Proficient computer skills (Word, Excel, and Outlook).
  • Complete Child Abuse Prevention and Safety training on the first day of employment and complete other online and in-person training throughout employment.
  • Physical Requirements:
  • Ability to walk, stand, and sit (including on the floor) for long periods of time.
  • Must be able to use step ladders and roof hatch ladders.
  • Must be able to lift up to 50 pounds in weight.
  • Visual and auditory ability to respond to critical situations and physical ability to act swiftly in an emergency
  • Must be tolerant of chemicals related to pool and cleaning operations.

Compensation: $81,698.00 to $83,698.00 per year, depending on qualifications.

Position Summary


The Facilities Director directs and administers all custodial and maintenance activities relating to the facility planning, renovation, cleaning, repair, and maintenance of all facilities and grounds at a large branch, as defined by budget size, staff count, and program scope and scale. This includes preventative maintenance and related budgets. Provides supervision to custodial and maintenance staff in maintaining all facility support systems, including pools and exercise equipment, and ensures the highest standard of cleanliness and repair in maintaining physical property and the site. Provides a quality experience to members focused on YMCA core values: honesty, respect, responsibility, and caring.


Key Responsibilities

  • Ensure exterior play areas and landscaped areas are maintained to the highest standard possible through contract and in-house resources.
  • Ensure pools, showers and restrooms are maintained as required by applicable county, state, and federal health regulations and in accordance with the highest health and sanitation standards.
  • Work with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
  • Develop a capital project list, consistent with the YMCA's strategic plan and community needs, and obtain estimates, competitive bids, and coordinate the completion of all contracted work.
  • Provide necessary information and follow the appropriate procedures for the approval and commencement of all capital projects.
  • Ensure all equipment, facility and mechanical breakdowns, damage, and vandalism are repaired immediately. Develop systems to replace, remove or ensure proper signage if unavoidable delays should occur. If outside contractor will repair, develop scope of work and request for proposal from contractors. Prepare contract documents for approval and award.
  • Advise management on maintenance issues and projects as requested.
  • May assist other centers with projects based on your specific skill set as needed.
  • Collaborate with the Association Operational Focus Groups and other directors of YMCA PKC branches to ensure consistent association-wide programming.
  • Serve as staff liaison to branch board, Facilities Committee and represent the branch at the Association Facilities Directors Meetings.
  • Respond to all member and community inquiries and concerns in a timely manner.
  • Develop the annual branch facilities budget, monitor monthly expenses, and provide monthly variance reports and year-round forecasts for facility and equipment repairs, utility and custodial costs, departmental personnel and capital improvement costs.
  • Utilize purchase orders, check requests and expense reports per association policies. Use a system to track and monitor ongoing expenses, purchase orders and inventory.
  • Be accountable for a balanced operations budget for the department.
  • Hire, train, and supervise staff and volunteers in assigned areas.
  • Facilitate communication and provide leadership.
  • Review and evaluate staff performance.
  • Develop strategies to motivate staff and achieve goals.

  • Ensure that Material Safety Data Sheets (MSDS) are kept current, properly displayed and that all custodial staff are trained in the proper use, storage, and hazards of cleaning materials and equipment.
  • Provide direction and support for the proper functioning of the branch Safety Committee. Assure that proper election of this employee group occurs.
  • Assist in the development of safety standards and emergency procedures. Ensure all staff are trained in these procedures.
  • Responsible for ensuring branch security.
  • Ensure emergency procedures are followed, and notify supervisor of any incidents, accidents, and behavior concerns immediately.
  • Organize and put away needed equipment. Report damaged equipment.

Qualifications, Skills and Abilities

  • Bachelor's degree in facility management or a related field or equivalent.
  • 5 years' experience in the management of facilities and sites, energy management, operation of a computer based preventive maintenance program preferred, maintenance of building standards, and asset control management.
  • Working knowledge of mechanical, electrical and plumbing systems, carpentry, and other maintenance-related areas.
  • Knowledge and working understanding of pool pump and filtration systems, domestic water, and waste water systems preferred. Possess Pool and Spa Operator Certification or be capable of passing certification examination.
  • Knowledge and working understanding of computer based Direct Digital Control (DDC) HVAC systems, low and medium voltage electrical systems.
  • Skills in supervision, budget management and project management.
  • Positive attitude and previous experience with diverse populations
  • YMCA Lifeguard or equivalent, CPR for the Professional, AED First Aid, and Oxygen certification, or ability to obtain within 90 days.
  • Complete online Child Abuse Prevention training on first day. Complete other online and in-person training as required.
