Definition: Under limited supervision, oversees maintenance, and repair of the City’s infrastructure and buildings. Coordinates repair and maintenance work with all City Departments.

Tasks:

  • Responsible for a wide range of building and grounds maintenance activities in an assigned area involving a variety of repairs, installations and general work in or around facilities within the City.
  • Works from complaints, calls, Infrastructure Director direction and others to maintain city facilities in a safe and satisfactory condition.
  • Perform corrective and preventative maintenance on city facilities and buildings.
  • Plans, schedules and performs work while allowing for urgent and emergency work.
  • Ensures the proper operations, maintenance, safety and general condition of all equipment under the department’s care, custody, and control.
  • Work may involve ordinary troubleshooting to determine difficulties, which may involve the use of ordinary hand and power tools and test equipment.
  • In the event of major repairs or replacement or construction, notifies superior, obtains bids, and sees to it that all work is carried out to meet contractual specifications and bids.
  • Coordinates with Infrastructure Director and Administrative Assistant in the ordering of a variety of materials and parts, and in setting up bid specifications, and maintaining cost controls and efficient timely operations.
  • Assists, directs, and instructs personnel in proper methods and procedures of maintenance of facilities.
  • Sees that maintenance is performed with limited inconvenience to employees.
  • Maintain discipline, teamwork, moral and good public relations.
  • Consults with director on matters involving personnel and overall operations and management.
  • Prepares necessary reports and job logs, and maintains employees’ time sheets.
  • Employee must perform all duties with minimal supervision.
  • Employee may be required to work irregular hours, attend job-related meetings and perform other duties as assigned.

Knowledge, Abilities, Skills and Other Characteristics:

  • Must be able to communicate orally and in writing in English.
  • Must be able to read such items as technical journals, abstracts, and legal documents.
  • Must be able to write such items as journals, and manuals.
  • Must be able to persuasively speak and diplomatically participate in discussion.
  • Must be able to apply mathematical operations as required.
  • Must be able to read accurately all gauges on equipment and make correct judgments in operation and maintenance of equipment.
  • Must be able to accurately estimate distances in order to maintain safety while operating equipment.

Qualifications:

  • High School diploma or GED certificate required.
  • Five years experience in building & grounds maintenance or equivalent.
  • One year of supervisory experience.
  • One to three years of education/training in the construction trades such as electrical, plumbing, air conditioning/refrigeration/heating, ground maintenance or related experience.
  • Must possess and maintain valid New Mexico Driver’s License.
  • Must be flexible to work hours as required.
  • Ability to use various hand and power tools related to facilities maintenance.
  • Ability to understand and communicate in English.
  • Ability to perform the essential duties.
  • Ability to work in the work conditions as described.
  • Ability to utilize equipment, tools, and materials listed below.

Physical Functions:

  • Must be able to lift up to 50lbs. For one-third of work day from ground to waist level and from ground to overhead.
  • Ability to sit up to four hours at one time, and up to seven hours total per day.
  • Ability to stand and/or walk up to four hours at one time, and up to eight hours total per day.
  • Must be able to crouch, kneel and remain in a prone position for up to thirty minutes at one time, and up to one-third of work day.
  • Ability to bend and twist/rotate at waist if necessary for up to one-third of work day.
  • Ability to work with arms extended and bent for up to four hours at one time, and seven and one-half hours total per day.
  • Ability to push/pull with arms with a force of up to 5 lbs. For up to 4 hours at one time and seven and one-half hours total per day.
  • Ability to push/pull arms with a force of up to fifty pounds or more while performing labor work.
  • Ability to maintain balance while climbing in and out of equipment cabs.
  • Ability to push with legs up to forty pounds of force to operate foot controls for up to four hours at one time, and seven and one-half hours total per day.
  • Ability to twist/rotate legs in operating foot controls.
  • Ability to use hands to grasp/manipulate levers and steering wheel in a bilateral coordinated manner.
  • Ability to coordinate use of hands and eyes in operation of equipment.

Working Conditions:

  • Performs work both indoors (approx. 50%) and outdoors (approx. 50%).
  • Temperature depends on weather conditions.
  • Worker is exposed to intermittent noise and vibration factors.
  • Worker is exposed to paint and gas fumes, dead animal odors, dusts, and mists.
  • Worker primarily works during daylight hours.
  • Worker may work on even or uneven surfaces; carpeted, tiled floor, asphalt, concrete, or natural ground. These surfaces may be dry, wet, greasy, or dusty.
  • Worker may work on inclines/ramps, scaffolding, and ladders.
  • Exposed to normal driving hazards.
  • Employee may work alone with or without direction, may work with one or two people, or with a large group of people.
  • Work is conducted primarily during daylight hours.

Pick-up, excavation tools, hand tools, carpentry tools, digging bars, tamper, sledgehammer, calculator and fax.

Worker uses eye protection, hearing protection, reflecting vest, hard hat, gloves, steel -toed boots, cones, flags and other safety aids and equipment.

Pay: From $22.55 per hour

Expected hours: 40 per week
