Facilities Maintenance Manager

Essential Job Functions:

(Duties listed are not intended to be all inclusive nor to limit duties that might reasonably be assigned.)

  • Manages facility operation and maintenance activities by preparing estimates, schedules, plans, and scopes of work for facility related projects.
  • Monitors the progress of facility projects by communicating updates, performing QA/QC inspections of work progress, and documenting infrastructure conditions for future projects.
  • Supervises all Facilities Maintenance staff, including the assignment and closing of work orders and inspections in the EAM.
  • Manages outside vendors/contractors who perform renovations, preventive maintenance, and landscaping services, and repairs in the areas of plumbing, carpentry, masonry, painting, HVAC, electrical and mechanical systems.
  • Establishes priorities and adjusts schedules to complete facility work orders while ensuring facilities meet environmental regulations, city codes, and NFPA (National Fire Protection Association) compliance.
  • Coordinates all work with internal customers from all HRT departments and facility locations.
  • Reviews and evaluates bids from vendors, contractors, and engineering firms; monitors contractors' work; updates as-built drawings as necessary.
  • Assigns and monitors the work of employees, trains staff, counsels, and disciplines staff.
  • Maintains operating and administrative records and reports.
  • Implements and manages preventive maintenance program and State of Good Repair on all facility assets in support of HRT’s Transit Asset Management (TAM) Plan.
  • Assists in identifying and prioritizing Facilities capital projects.
  • Provides appropriate formal and On-The-Job (OJT) training for staff.
  • Manage records created and received in compliance with the Hampton Roads Transit Records Management Policies and Procedures.
  • Prepare and/or coordinate with other departments any documentation required in support of the FTA triennial reviews, drug and alcohol audits, independent audits, state audits, EEO Program audit, etc.
  • All other duties as assigned.

Compensation Range: $72,678.00 - $112,650.00
