We are seeking a decisive and strategic Facilities Manager to oversee the physical and operational integrity of the Eastwood Mall Complex. This is a high-visibility leadership role responsible for the stewardship of a major commercial asset, requiring a unique blend of technical and managerial expertise.
In This Role, You Will:- Exercise full authority over the maintenance and janitorial departments, including the strategic hiring, training, and performance management of all personnel.
- Develop and implement staffing schedules and workflows that align with peak property traffic, ensuring maximum operational efficiency and labor cost-control.
- Set and enforce rigorous excellence standards for the team, conducting regular performance audits and spearheading corrective action initiatives as necessary.
- Own the master property punch list; analyze daily facility needs to establish clear, high-priority objectives for management and maintenance staff.
- Maintain absolute accountability for the aesthetic and functional integrity of the complex, ranging from high-traffic food courts and concourses to parking structures and landscaped perimeters.
- Orchestrate a comprehensive preventative maintenance schedule for critical assets, including roofing systems, HVAC units, and lighting fixtures, to mitigate long-term capital risk.
- Proactively identify and remediate site hazards (e.g., structural deficiencies, sinkholes, or ice) to ensure a safe, liability-free environment for tenants and patrons.
- Manage the full lifecycle of complex service agreements and purchase orders, from initial bid solicitation and vendor selection to final quality inspection and payment approval.
- Serve as the primary point of contact for external contractors, auditing performance—specifically for seasonal services like snow removal—to ensure strict billing accuracy and contract compliance.
- Lead the research and acquisition of new equipment and materials, utilizing competitive bidding processes to ensure optimal ROI for property ownership.
- Synthesize operational data into concise, high-level reports for ownership, including weekly tenant construction updates, budgetary progress, and facility status reports.
- Audit and maintain all facility logs, safety records, and service documentation to ensure 100% compliance with local building codes and safety regulations.

Your Qualifications:- Minimum of 3+ years in property management and building/grounds management preferred.
- Minimum of one plus years of construction or building maintenance experience, or equivalent combination of education and experience.
- Experience in fiscal management and project marketing preferred.
- Strong knowledge of construction and maintenance activities.
- In-depth understanding of corporate standards for shopping centers and ability to meet them.
- Proven leadership and management skills with a focus on team building, staff development, and supervision.
- Excellent communication and interpersonal skills, with the ability to interact with tenants, vendors, and employees.
- Ability to relay technical concerns accurately and efficiently.
- High initiative and strong independent judgment.
- Strong analytical and problem-solving abilities.
- Proficient in computer skills, including spreadsheet and word processing software.
- Excellent organizational skills, with the ability to handle multiple tasks and meet deadlines.
- Skilled in writing reports and business correspondence.
- Ability to follow complex instructions in written, oral, or diagram form.
