JOB RESPONSIBILITIES

  • Oversee and carry out preventive, corrective, and reactive maintenance activities for all building systems, including HVAC, electrical, plumbing, fire alarm, fire-fighting, and mechanical systems.
  • Conduct routine inspections of building equipment, ensuring all systems operate efficiently, safely, and in compliance with local regulations and standards.
  • Troubleshoot and repair breakdowns in HVAC units, pumps, motors, generators, lighting systems, and control panels.
  • Support the Facility Manager in planning and implementing maintenance schedules to minimize downtime and extend equipment life.
  • Supervise technicians and contractors performing maintenance works, ensuring adherence to quality, safety, and performance standards.
  • Monitor and record maintenance activities, including service logs, inspection reports, and material usage.
  • Assist in preparing maintenance budgets, spare parts lists, and procurement of necessary tools and equipment.
  • Ensure proper operation of Building Management Systems (BMS) and coordinate with service providers for calibration and system updates.
  • Respond promptly to emergency maintenance requests and critical system failures to minimize disruptions to building operations.
  • Coordinate with other departments and tenants to ensure maintenance activities are executed with minimal inconvenience.
  • Enforce safety protocols and conduct regular safety inspections to identify and mitigate potential hazards.
  • Participate in energy conservation initiatives by monitoring utility consumption and recommending system efficiency improvements.
  • Assist in planning and executing minor renovation or upgrade works to enhance facility performance and reliability.
  • Prepare regular maintenance reports for management, highlighting equipment condition, maintenance costs, and recommendations.

QUALIFICATION & EXPERIENCE

  • Bachelor’s Degree or Diploma in Mechanical, Electrical, or Building Services Engineering.
  • Minimum 8- 10 years of experience in building maintenance or facilities engineering, preferably within high-rise, commercial, or residential properties in the GCC.
  • Strong technical knowledge of HVAC, electrical, plumbing, and fire protection systems.
  • Proficiency in using maintenance management systems (CMMS) and BMS operations.
  • Excellent troubleshooting, problem-solving, and time management skills.
  • Good communication and leadership abilities with the capacity to manage maintenance teams and vendors.
  • Strong understanding of safety regulations, preventive maintenance planning, and energy management principles.
  • Must have valid Bahrain or GCC driving license.
  • GCC experience in high-rise building projects is highly preferred.
