JOB RESPONSIBILITIES
- Oversee and carry out preventive, corrective, and reactive maintenance activities for all building systems, including HVAC, electrical, plumbing, fire alarm, fire-fighting, and mechanical systems.
- Conduct routine inspections of building equipment, ensuring all systems operate efficiently, safely, and in compliance with local regulations and standards.
- Troubleshoot and repair breakdowns in HVAC units, pumps, motors, generators, lighting systems, and control panels.
- Support the Facility Manager in planning and implementing maintenance schedules to minimize downtime and extend equipment life.
- Supervise technicians and contractors performing maintenance works, ensuring adherence to quality, safety, and performance standards.
- Monitor and record maintenance activities, including service logs, inspection reports, and material usage.
- Assist in preparing maintenance budgets, spare parts lists, and procurement of necessary tools and equipment.
- Ensure proper operation of Building Management Systems (BMS) and coordinate with service providers for calibration and system updates.
- Respond promptly to emergency maintenance requests and critical system failures to minimize disruptions to building operations.
- Coordinate with other departments and tenants to ensure maintenance activities are executed with minimal inconvenience.
- Enforce safety protocols and conduct regular safety inspections to identify and mitigate potential hazards.
- Participate in energy conservation initiatives by monitoring utility consumption and recommending system efficiency improvements.
- Assist in planning and executing minor renovation or upgrade works to enhance facility performance and reliability.
- Prepare regular maintenance reports for management, highlighting equipment condition, maintenance costs, and recommendations.
QUALIFICATION & EXPERIENCE
- Bachelor’s Degree or Diploma in Mechanical, Electrical, or Building Services Engineering.
- Minimum 8- 10 years of experience in building maintenance or facilities engineering, preferably within high-rise, commercial, or residential properties in the GCC.
- Strong technical knowledge of HVAC, electrical, plumbing, and fire protection systems.
- Proficiency in using maintenance management systems (CMMS) and BMS operations.
- Excellent troubleshooting, problem-solving, and time management skills.
- Good communication and leadership abilities with the capacity to manage maintenance teams and vendors.
- Strong understanding of safety regulations, preventive maintenance planning, and energy management principles.
- Must have valid Bahrain or GCC driving license.
- GCC experience in high-rise building projects is highly preferred.
