Facility Supervisor-MEP

Job Purpose: The Building/Facility supervisor is responsible for overseeing the daily operations, maintenance, and safety of a commercial, residential, or institutional building. The role involves supervising maintenance staff, ensuring the building’s systems are functioning efficiently, and maintaining a safe, clean, and well-organized environment.

Key Responsibilities:

Strategy Planning

  • Assist in developing and implementing strategic plans for building management that enhance operational efficiency, safety, sustainability, and cost-effectiveness.

Operational Activities:

  • Supervise day-to-day facility operations, maintenance activities, and service providers (MEP, housekeeping, security, etc.)
  • Manage and monitor performance of outsourced service providers (e.g., cleaning, security, pest control, FM, etc.) and ensure all services are delivered in compliance with contractual obligations and quality standards.
  • Maintain daily logs, work orders, and incident reports and submit regular reports on service provider performance, maintenance updates, and procurement.
  • Coordinate and monitor planned preventive maintenance (PPM) and reactive maintenance tasks to ensure timely completion
  • Conduct regular inspections of buildings, equipment, and systems to identify and rectify issues promptly
  • Ensure compliance with local statutory and regulatory requirements related to facilities management
  • Assist in managing CAFM (Computer-Aided Facilities Management) system for work order tracking, asset management, and reporting
  • Liaise with tenants to address maintenance requests and ensure high-quality customer service
  • Supervise and monitor fit out works, renovation, upgrades, retrofits and new installation jobs including verifying vendor’s work quality, compliance and scope of work
  • Respond promptly to maintenance requests and emergency repairs, ensuring minimal disruption to tenants
  • Maintain accurate records of maintenance activities, contractor visits, and site inspections
  • Enforce safety protocols and maintain a safe working environment for all staff and contractors
  • Communicate proactively about scheduled maintenance or potential outages
  • Ensure all work performed meets local building codes, regulations, and property management standards.
  • Conduct move-in and move-out inspections, prepare detailed reports, coordinate with vendors, and obtain quotations for necessary rectification works.
  • Assist and guide prospective tenants during property visits in coordination with the property management team
  • Respond to emergency situations or other urgent issues involving the facility
  • Overall observation and inspection BMS & CPM system
  • Travel between properties as needed to support facilities operations and respond to emergencies.
  • Procure minor maintenance materials/tools directly from the market as per requirements and maintain records of purchases and track usage of consumables and tools.
  • Perform any other duties assigned by management, including urgent tasks, inspections, and coordination with third parties.
  • Act as the main point of contact for site-related facility issues.

Team Leadership

Lead and coordinate the activities of maintenance staff, contractors, and vendors to ensure timely and quality service delivery.

Stakeholder Collaboration

Work closely with management, tenants, and other departments to address facility needs and strategic initiatives.

Reports

  • Assist in preparing technical reports, incidents reports and procurement requests for management review.
  • Prepare and manage budgets related to building operations, maintenance, and upgrades.

Required Qualification & Certifications:

  • Diploma or Bachelor’s Degree in Engineering, or any related field
  • Certifications such as Certified Facility Manager (CFM), Building Management Professional (BMP), or any other.

Work Experience:

  • Minimum of 3 years of experience in the same or any related field with Real Estate or Facility Management.

Required Skills:

  • Proficiency in English and Knowledge of Hindi and Arabic would be an advantage.
  • Strong knowledge of MEP systems, asset management, and PPM implementation
  • Strong knowledge in troubleshooting in all MEP assets and systems
  • Experience in using CAFM systems and Yardi asset/property management software
  • Familiarity with UAE statutory compliance and FM regulations
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint) and Outlook

Job Type: Full-time

Pay: Up to AED6,000.00 per month
