Job Description

The Finance Director leads the company’s financial strategy and overall financial management within a real estate development environment. This role is responsible for ensuring financial stability, effective project funding, strong controls, and regulatory compliance, while supporting business growth across development, construction, and sales activities.

Key Responsibilities

Strategic and Financial Leadership

  • Develop and implement financial strategies aligned with the company’s objectives.
  • Advise senior management on investments, project feasibility, and financial risks.
  • Support land acquisitions, project launches, and joint venture initiatives.

Project and Development Finance

  • Manage project budgets, cost control, and financial performance across all developments.
  • Monitor construction costs, variations, retentions, and project margins.
  • Oversee project cash flow and approve payments in line with approved budgets.

Financial Planning and Reporting

  • Lead budgeting, forecasting, and long term financial planning.
  • Ensure accurate and timely monthly management and project reports.
  • Review financial performance, investigate variances, and recommend improvements.

Cash Flow, Funding, and Controls

  • Manage company and project cash flow to maintain liquidity.
  • Oversee bank facilities, project financing, investor funding, and escrow accounts

where applicable.

  • Maintain strong relationships with banks and financial institutions.

Compliance and Risk Management

  • Ensure compliance with financial regulations, tax requirements, and internal

policies.

  • Oversee audits, internal controls, and financial governance.
  • Identify and manage financial and project related risks.

Sales and Commercial Support

  • Support pricing strategies, payment plans, and sales approvals.
  • Monitor collections and customer payment schedules.

Team Leadership

  • Lead and develop the finance team and promote best practices.
  • Implement consistent financial procedures and reporting standards.

Qualifications and Experience

  • Bachelor’s degree in Finance, Accounting, or a related field, with a Master’s degree preferred.
  • Professional qualification such as CPA, ACCA, CA, or CMA is an advantage.
  • At least 10 years of finance experience, including 4 to 5 years in a senior role within real estate, construction, or a related industry.
  • Strong knowledge of project finance and financial reporting.
  • UAE or GCC experience is an advantage but not required.
