Job Title: Finance Manager

Key Responsibilities:
- Lead the annual budgeting and quarterly forecasting processes for each assigned high-rise property.
- Prepare detailed and accurate annual service charge (or maintenance fund) budgets, incorporating inputs from facility management, engineering, and concierge teams.
- Analyze financial performance against budgets and forecasts, providing clear explanations for variances
- Prepare timely and transparent monthly, quarterly, and annual financial statements for each property and for the portfolio as a whole.
- Manage the annual service charge reconciliation process, preparing statements for final billing or refunds to unit owners.
- Ensure strict compliance in UAE financial regulations, governing documents and accounting standards.
- Oversee the full accounts payable cycle, including validation and processing of invoices from contractors, suppliers, and service providers.
- Manage accounts receivable, including service charge collections, follow-up on arrears, and liaison with legal counsel for delinquent accounts.
- Monitor cash flow across the portfolio to ensure sufficient funds are available for operational and capital obligations.
- Supervise banking activities, reconciliations, and payment approvals.
- Implement robust cost-control measures to ensure expenditures are within budget and provide value for money.
- Analyze major contracts and tenders from a financial perspective, assisting in vendor selection.
- Liaise with external auditors during the annual audit process and ensure all audit recommendations are implemented.
- Conduct internal audits of financial processes and service charge records.
- Act as the primary financial point of contact for the Board of the Owners' Association, attending meetings and presenting financial reports.
- Explain complex financial information in a clear and understandable manner to non-financial stakeholders.
- Mentor and lead a team of accounting staff (if applicable).
Requirements:
- Master's degree in Finance, Accounting, or a related field.
- Professional accounting qualification (e.g., CPA, CMA, CA) is a MUST.
- Minimum of 15 years of accounting and finance experience, with at least 3-5 years in a managerial role inbuilding construction industry.
- Proven experience managing service charge accounts and finances for high-rise residential or commercial buildings.
- In-depth knowledge of financial software and ERP systems (e.g., ORACLE FUSION).
