Requirements:

  • Full Professional certificate or finalist (ACCA, ACA).
  • 5 Years of Accounting experience in UAE Real Estate Leasing Industry
  • Experience of working in Audit Firm
  • Strong working knowledge of Oracle Fusion
  • Working knowledge of Sales Force
  • ACCA / ACA / ACA Finalist
  • Master in Finance / MBA



Job Purpose

To carry out accounting clerical duties and lead, plan, direct & coordinate all the functions of management accounting pertaining to the business unit whilst managing all aspects of the business unit financial analysis which will support decision making and reduce production cost.



General Management.

  • Management Accounting & Reporting objectives are met by processing deliverables and performance development.
  • Execute the activities of the Accounting & Reporting given by reporting line manager to ensure that all business unit requirements are carried out efficiently, in line with the annual business plans, policies and procedures.
  • Handle DSO departmental budget, revenue, expense and Capital Expenditure process.


Financial Management and Control.

  • Maintain and monitor business unit financial budget requirements to ensure the efficient financial cost allocation pertaining to each department in business unit.; this includes addition, transfers and reductions to the budget.
  • Budget consolidation for DSO BU’s and shared services (revenue & expense) and coordinate with DIEZ Finance for amendments & finalization.
  • Revenue accounting in the system for leasing as per IFRS 16 and for licensing activities
  • Reconciliation of GL accounts & provide necessary schedules at the end of accounting periods.
  • Analyze GL accounts in coordination with DIEZ finance to ensure that the business transactions are recorded properly, and errors are amended.
  • Liaise with DIEZ finance team to calculate and book the adjusting entries at the end of the accounting period to fulfil matching principle of accrual accounting.
  • Carry out all closing activities to complete the closing cycle periodically and at the end of the year.
  • Ensure accounting and report structure is in line with International Financial Reporting Standards. (IFRS)
  • Provide vacancy/occupancy performance monthly for all property types in coordination with relevant Organizational Units and update leasing status accordingly. Reports to be presented to DSO Management.
  • Review allocated DIEZ cost to DSO BU’s and provide feedback as well as review cost allocation drivers and methodologies adopted by DIEZ.
  • Develop and deliver financial policies, guidelines, and protocols to ensure that the business units are compliant with regulations and follows good financial practices


Data Collection and Analysis/Reporting.

  • Support in collecting the financial data provided by business units.
  • Prepare, contribute to the development and ongoing review of financial business cases by carrying out feasibility and assessment work for proposed and current projects.
  • Compile the summary reports and Identify variances in cost within Business units against approved budget and recommend efficiencies and improvement to increase profitability.
  • Consolidate, analyze and report the periodic - monthly & year-end financial statements to senior management to assist in critical decision making.
  • Perform end to end revenue & expense analysis and reconciliation and report performance to DSO BU’s and Financial Management department.
  • Manage Internal & External audit related to financial reporting.
  • Provide financial analysis and initial feasibility study for projects as & when required for proposed price changes, new services, incentives & offers etc. to DSO BU’s.
