Key Responsibilities:
- Mechanical Systems Management:
- Oversee the operation and maintenance of mechanical systems within the facility, including HVAC, plumbing, pumps, chillers, boilers, and other mechanical infrastructure.
- Ensure that all mechanical systems are functioning efficiently and meet operational and regulatory standards.
- Coordinate and manage the installation, commissioning, and ongoing operation of mechanical systems in new or renovated buildings.
- Preventive & Corrective Maintenance:
- Develop and implement preventive maintenance schedules for all mechanical systems to ensure optimal performance and minimize downtime.
- Oversee and manage corrective maintenance activities, including troubleshooting and repair of mechanical equipment when necessary.
- Maintain detailed records of maintenance activities, repairs, and any system failures.
- Team Supervision & Management:
- Supervise and manage mechanical maintenance staff, ensuring that they are properly trained and equipped to perform their tasks.
- Develop duty rosters, monitor attendance, and ensure staff is appropriately distributed to meet the facility’s needs.
- Conduct performance evaluations and provide coaching to staff to ensure high levels of productivity and compliance with maintenance protocols.
- Safety & Compliance:
- Ensure all mechanical systems and processes comply with safety regulations, health standards, and environmental guidelines.
- Conduct regular safety inspections and risk assessments on mechanical equipment and systems.
- Implement and enforce safety protocols, including lockout/tagout procedures and personal protective equipment (PPE) standards.
- Ensure compliance with local, state, and federal laws regarding mechanical systems, such as energy efficiency standards and emissions control.
- Budgeting & Cost Control:
- Develop and manage budgets for mechanical operations and maintenance.
- Monitor costs related to repairs, replacements, and service contracts, ensuring adherence to budgetary constraints.
- Identify opportunities for cost savings, such as energy efficiency improvements or equipment upgrades.
- Vendor & Service Management:
- Manage relationships with third-party vendors and service providers for mechanical services (e.g., HVAC contractors, equipment suppliers).
- Oversee the procurement and purchasing of mechanical parts, tools, and equipment.
- Ensure all vendor contracts are properly managed, and services are performed as per agreed terms and conditions.
- Reporting & Documentation:
- Maintain accurate and up-to-date records of mechanical systems, including inspection reports, maintenance logs, and equipment warranties.
- Provide regular reports to senior management regarding the status of mechanical systems, ongoing projects, and any issues or incidents.
- Review and approve service reports, ensuring all necessary actions have been taken.
Qualifications & Skills:
- Education: Bachelor's degree in Mechanical Engineering, Facilities Management, or related field (or equivalent work experience).
- Experience:
- 5+ years of experience in mechanical facilities management, building systems management, or related fields.
- At least 2–3 years of experience in a supervisory role, managing a team of maintenance technicians or engineers.
- Skills:
- Strong knowledge of mechanical systems, including HVAC, plumbing, electrical systems, chillers, boilers, and pumps.
- Familiarity with building management systems (BMS) and computerized maintenance management systems (CMMS).
- Excellent leadership, team management, and interpersonal skills.
- Strong problem-solving abilities, with a proactive approach to identifying and addressing maintenance issues.
- Ability to manage budgets, contracts, and vendor relationships effectively.
- Excellent organizational skills, with attention to detail and the ability to manage multiple priorities.
- Certifications (preferred):
- Certified Facility Manager (CFM) or similar certifications in facilities management or mechanical engineering.
- OSHA certifications or other safety-related qualifications.
- Knowledge of energy efficiency certifications (e.g., LEED or similar) is a plus.
