Divisional Overview:


Global Markets Division in Powai, the front-office team, delivers pricing, modelling and risk management expertise to the Global Markets business. Founded as a center of excellence, the group leads the way in price discovery and portfolio optimization techniques and is integral to the business’ aggressive revenue targets. The team is playing an integral role in structuring, pricing, risk management and new idea generation. Global Markets Division comprises of the following teams: Structuring, Quantitative Investment Strategies, IWM, Securitized Products, BRM trading and GM Front Office Risk


Business Overview:


Nomura’s Securitized products team provides clients with a range of service including flow trading liquidity, financing, bespoke solutions, in-depth market analysis, and unrivalled analytics. The team in Mumbai works with counterpart teams in Asia, EMEA and US. As a member of the team, you will be responsible for analysis, conducting research, to help our desk. The team assists in identifying and valuing bond-specific opportunities in the Securitization market. The Mumbai team also prepares reports/presentations on the various macroeconomic and regulatory themes that impact the market thereby providing an evolution of the desk’s views regarding the same.

This position supports the US Commercial Real Estate [CRE] originations and underwriting business within US Securitized Products team. The role involves reviewing debt offering materials (OMs), analyzing and standardizing Excel financials, rent rolls, and other due diligence materials into standard templates and formats. The candidate will perform initial underwriting work for presentation to senior underwriters, origination team members, and CRE management. This position offers exposure to the entire transaction lifecycle, from initial bid/sizing through closing and ongoing asset management/position monitoring

Position Specifications:


Corporate Title: Analyst/Associate

Functional Title: Analyst

Experience: 1-5 years of experience preferably in Securitisation Market covering ABS/RMBS/CMBS in European or US markets

Qualification: Bachelor's or Master's degree (Good to have: CFA/FRM)



Role & Responsibilities:


  • Review initial financing materials from debt brokers and real estate sponsors, performing data standardization and initial model setup
  • Underwrite commercial real estate cash flows for both securitization (SASB and conduit CMBS) distribution and the bank's balance sheet
  • Perform complex financial modeling and analysis in Excel
  • Review and analyze legal documents and third-party due diligence reports
  • Present underwriting assumptions to senior underwriters, originators, and CRE management as needed
  • Review historical CMBS transactions and update market assumptions from third-party data providers
  • Maintain and manipulate financial models in Argus
  • Perform ad-hoc research and financial modeling work as requested
  • Build and maintain comprehensive transaction databases across all major CRE property types

Mind Set:

Domain:

  • Understanding of rating agency cash flow and sizing methodologies
  • Prior experience in US or EU Securitization market covering ABS/RMBS/CMBS sectors

Strong understanding of financial markets and investment concepts

  • Fast learner and Enthusiastic to learn about Securitized Products

Experience in and knowledge of CRE Warehouse a significant plus


Technical:

  • Strong analytical and problem-solving skills
  • Excellent communication and collaboration skills
  • Creative problem solver; works well in a team
  • Familiarity with any database/statistically oriented programming language (e.g. Python, R, SQL)

Ability to work independently and as part of a team

  • Demonstrated experience in handling large datasets including data cleansing, data ingestion, validation and normalization.

Strong data presentation and visualization skills
