Handover Manager

Position Overview :


The Handover Manager is responsible for overseeing the smooth transition of properties from the developer to clients, ensuring that all aspects of the handover process, including client communication, documentation, and project registration, are handled efficiently. The Handover Manager will also focus on building and maintaining strong relationships with clients, addressing their concerns, and ensuring their satisfaction during the handover process. This role requires strong organizational, interpersonal, and project management skills to ensure compliance with regulatory requirements and smooth operations during handovers.


Key Responsibilities :


  • Oversee and manage the entire handover process of properties to clients, ensuring that all necessary documents and processes are completed in a timely and accurate manner.
  • Liaise with internal departments such as sales, legal, finance, and operations to ensure a seamless handover experience for clients.
  • Ensure all properties are inspected, approved, and ready for handover by working closely with the construction and quality control teams.
  • Manage scheduling and coordination of handover appointments with clients, addressing any issues or concerns that may arise during the process.
  • Review and ensure that all necessary documentation (such as the Sales Purchase Agreement, final payment confirmation, property inspection reports, and other legal paperwork) is completed prior to handover.
  • Build and maintain strong relationships with clients throughout the handover process to ensure a positive experience and high levels of satisfaction.
  • Act as the primary point of contact for clients during the handover phase, addressing any concerns, questions, or issues they may have.
  • Provide regular updates to clients on the progress of their property handover and any associated timelines or delays.
  • Manage post-handover client queries and issues, ensuring timely and satisfactory resolutions.
  • Ensure that the handover process aligns with the company’s customer service standards, aiming for a smooth transition from property development to ownership.
  • Oversee the registration of new projects with local authorities, ensuring that all regulatory requirements are met.
  • Liaise with Dubai Land Department, Oqood, and other government entities to facilitate the registration of projects, cancellations, and transfers of units.
  • Resolve any issues or challenges related to project registration, working closely with legal and compliance teams to ensure successful registrations.
  • Maintain an updated database of registered projects and units, ensuring compliance with local laws and company policies.
  • Handle all client-related documentation required for project registration, such as ownership certificates and title deeds.
  • Work closely with sales, finance, and legal teams to ensure that all financial and legal aspects of the handover are completed prior to property transfer.
  • Coordinate with the customer service and after-sales teams to ensure that all client queries are addressed, and any post-handover service requests are handled efficiently.
  • Ensure that any issues related to handover and registration are escalated to senior management or legal teams as necessary for resolution.
  • Maintain accurate records of all handover and project registration activities, ensuring compliance with company policies and audit requirements.
  • Stay updated on changes in real estate regulations and ensure the company’s handover and registration processes are in line with any legal updates.
  • Prepare regular reports on handover and project registration progress, including key metrics such as handover completion rates, client satisfaction, and pending registrations.
  • Document all client interactions, issues, and resolutions in the company’s CRM system to ensure transparency and accuracy of records.
  • Provide monthly handover and registration updates to senior management, highlighting any challenges or delays.
  • Manage and lead a team of handover coordinators, ensuring that they are well-trained and equipped to handle client interactions and the handover process.
  • Provide guidance and support to the team in resolving complex handover or registration issues.
  • Monitor team performance, setting clear goals and objectives to ensure high standards of client service and operational efficiency.
  • Oversee agencies registration & ensuring that all necessary documents and processes are completed in a timely and accurate manner
  • Approve agencies agreements after reviewing necessary documents, follow existing SOPs.
  • Support modifying current agency agreement templates when required.


Qualifications :


  • Bachelor’s degree in business administration, Real Estate, or a related field.
  • 5+ years of experience in handover management with a real estate developer is mandatory; government relations and project registration experience is a plus.
  • In-depth understanding of UAE property laws, project registration processes, and real estate regulations (including Dubai Land Department, Oqood, RERA).
  • Proficiency in using CRM systems and property management software.
  • Strong Microsoft Office skills (Excel, Word, PowerPoint).
  • Communication Skills: Excellent verbal and written communication skills in English (Arabic or Mandarin is a plus), with the ability to interact professionally with clients, government authorities, and internal teams.
  • Strong analytical and problem-solving skills to handle complex client issues and registration challenges.
  • High level of accuracy in managing documents, client communications, and registration requirements.


Note : Prior experience working with a developer is a must .
