Position Overview

The Head – Sales, Marketing, Liaisoning, Legal & CRM is responsible for overseeing the complete real estate business cycle — from project approvals to customer handover. This role requires a strategic leader with strong multi-departmental coordination, business acumen, and legal awareness to ensure smooth project execution and sales success.

Key Responsibilities

1. Sales Management

  • Lead and manage the entire sales team to achieve monthly and annual sales targets.
  • Develop and implement sales strategies to maximize revenue and optimize pricing.
  • Manage customer site visits, negotiations, booking processes, and closure.
  • Coordinate with financial institutions for home loan tie-ups and faster approvals.
  • Review sales funnel reports and conversion ratios regularly.

2. Marketing & Branding

  • Plan and execute digital and offline marketing campaigns for lead generation.
  • Oversee branding, creative design, print materials, hoardings, and social media presence.
  • Coordinate with external marketing agencies, designers, and digital teams.
  • Track campaign performance and ensure cost-effective lead generation.
  • Organize events, roadshows, and promotional activities to enhance brand reach.

3. Liaisoning & Approvals

  • Coordinate with government departments, CMDA, DTCP, TNRERA, and local bodies for approvals and compliance.
  • Manage documentation and follow-up for project sanctions, layouts, and NOCs.
  • Maintain strong relationships with regulatory authorities, revenue, and planning departments.
  • Keep management informed about all statutory and legal updates affecting the projects.

4. Legal Coordination

  • Liaise with legal advisors for title verification, development agreements, MoUs, and sale deeds.
  • Ensure all project documents are legally compliant and properly executed.
  • Oversee due diligence, registration processes, and customer documentation.
  • Coordinate resolution of any legal disputes related to land, buyers, or third parties.

5. CRM & Customer Relations

  • Supervise the CRM team for post-sale customer support, payment follow-ups, and document handovers.
  • Maintain a high level of customer satisfaction through prompt communication and issue resolution.
  • Monitor pending customer documentation, loan coordination, and registration scheduling.
  • Track customer feedback and propose process improvements.

6. Strategic & Administrative

  • Collaborate with senior management on business strategy, budgeting, and project planning.
  • Create process manuals and standard operating procedures for all departments.
  • Conduct regular review meetings and performance evaluations of departmental teams.
  • Ensure cross-functional coordination among Sales, Marketing, CRM, Legal, and Liaison departments.

  • Proficiency in CRM software, MS Office, and real estate ERP systems.

Educational Qualification

  • Bachelor’s Degree in Business Administration / Law / Civil Engineering / Marketing.
  • MBA or Postgraduate Diploma in Real Estate, Marketing, or Management preferred.

Experience

  • Minimum 10–15 years of experience in real estate sales, marketing, or project management.
  • Must have exposure to approvals, documentation, and customer management.

Compensation

  • Salary: ₹80,000 – ₹1,50,000 per month (based on experience and performance).
  • Incentives and performance bonuses as per company policy.

Job Type: Full-time

Pay: ₹80,000.00 - ₹100,000.00 per month
