Position Title: HVAC Operator – Mall 35 (Hotel One Vogue)


Position Summary

The HVAC Operator is responsible for the efficient operation, monitoring, and maintenance of all Heating, Ventilation, and Air Conditioning (HVAC) systems at Mall 35 and Hotel One Vogue. This includes chillers, air handling units (AHUs), fan coil units (FCUs), pumps, cooling towers, and ventilation systems. The HVAC Operator ensures comfortable temperature and humidity levels throughout the facility while maintaining energy efficiency and system reliability.

Key Responsibilities

  • Operate and monitor all HVAC systems including chillers, AHUs, FCUs, exhaust fans, and cooling towers.
  • Maintain system parameters for temperature, humidity, and air quality as per operational standards.
  • Inspect and record readings of chillers, pumps, and compressors on a regular basis.
  • Perform routine checks on HVAC equipment for abnormal noise, vibration, or performance issues.
  • Respond promptly to system alarms and coordinate with BMS operator for corrective actions.
  • Assist in preventive maintenance, filter cleaning, and lubrication of HVAC components.
  • Monitor chilled water, condenser water, and refrigerant levels for efficient operation.
  • Support contractors during equipment servicing or breakdown repairs.
  • Ensure compliance with safety and operational procedures during maintenance activities.
  • Report all maintenance issues and system irregularities to the Chief Engineer or Supervisor.

Qualifications & Experience

  • Diploma or Certificate in Refrigeration and Air Conditioning Technology or Mechanical Engineering or Electrical Engineering
  • Minimum 3–5 years of relevant experience in HVAC operations, preferably in hotels or commercial complexes.
  • Hands-on knowledge of chillers (air-cooled/water-cooled), AHUs, FCUs, and BMS-controlled systems.
  • Ability to troubleshoot HVAC equipment and control systems efficiently.
  • Understanding of preventive maintenance schedules and energy-saving practices.

  • Ability to work independently and as part of a maintenance team.
  • Attention to detail and commitment to maintaining comfort standards.
  • Basic computer skills and familiarity with BMS systems.


Daily Tasks

  • Start-up and shut-down of chillers, AHUs, and FCUs as per operational schedule.
  • Check chilled and condenser water pressure, temperature, and flow readings.
  • Inspect all air handling and ventilation systems for proper operation.
  • Monitor refrigerant pressure, compressor oil levels, and electrical readings.
  • Clean or inspect air filters and strainers for blockage or dust accumulation.
  • Record all operational parameters in the daily logbook.
  • Coordinate with BMS Operator for system adjustments and troubleshooting.
  • Respond to guest complaints or maintenance calls related to air conditioning.
  • Report system abnormalities, leaks, or breakdowns to the Supervisor immediately.

Weekly Tasks

  • Perform preventive maintenance on AHUs, FCUs, and ventilation fans.
  • Inspect belts, pulleys, and bearings; replace or lubricate as required.
  • Clean cooling tower strainers and check water condition and chemical dosing.
  • Verify operation of thermostats, control valves, and dampers.
  • Check chiller performance and monitor current consumption for efficiency.
  • Inspect drain pans and drain lines for blockages and clean if necessary.
  • Assist in calibration of temperature and pressure sensors.
  • Review energy consumption data and suggest optimization actions.
  • Submit weekly maintenance and performance report to Chief Engineer.

Monthly Tasks

  • Perform comprehensive inspection of chillers, AHUs, and cooling towers.
  • Check refrigerant levels and perform leak tests where applicable.
  • Descale condenser coils or heat exchangers if required.
  • Inspect and clean evaporator coils for dust and debris buildup.
  • Verify operation of VFDs (Variable Frequency Drives) and control panels.
  • Conduct air balancing checks in key zones for uniform cooling distribution.
  • Review preventive maintenance schedule completion for all HVAC assets.
  • Prepare and submit a detailed monthly performance report to Chief Engineer.
  • Assist in seasonal changeover procedures (summer/winter operations).
