The Tenant Acquisition Specialist is responsible for managing the end-to-end process of tenant acquisition — from the moment a prospective tenant expresses interest, all the way through to contract signing. This role sits at the intersection of sales, customer service, and real estate operations, and plays a critical part in ensuring our rental units are occupied with qualified, satisfied tenants.
The ideal candidate is a confident communicator, a skilled negotiator, and a detail-oriented professional who thrives in a fast-paced, target-driven environment.
Key Responsibilities
Lead Management & Initial Contact

Promptly respond to inbound inquiries from prospective tenants across all channels

Qualify leads by understanding their requirements, budget, preferred location, and move-in timeline

Maintain an organized and up-to-date lead pipeline in the CRM system

Follow up consistently with leads to move them through the acquisition funnel
Unit Matching & Property Showings

Review available inventory to identify units that match each tenant's specific needs and preferences

Schedule and conduct property viewings, providing detailed and accurate information about each unit

Present the features, benefits, and terms of available units in a compelling and professional manner

Coordinate with property management to ensure units are show-ready at the time of viewings
Negotiation & Deal Closing

Negotiate rental terms with prospective tenants, including rent price, lease duration, payment schedules, and special conditions; within approved guidelines

Handle objections professionally and work to find mutually beneficial solutions

Guide tenants through application requirements and ensure all documentation is completed accurately

Achieve and consistently exceed monthly occupancy and signing targets
Tenant Onboarding & Contract Signing

Oversee the contract preparation process in coordination with the property management team

Walk tenants through contract agreements, ensuring full understanding of all terms and conditions

Collect required signatures, deposits, and documentation to finalize the tenancy

Ensure a smooth handover to the property management team post-signing
Qualifications & Requirements
Education & Experience

Bachelor's degree in Business, Marketing, Real Estate, or a related field (preferred, not required)

1-2 years of experience in leasing, real estate sales, tenant acquisition, or a client-facing sales role

Prior experience working with CRM tools is a strong advantage
