Leasing Manager – Duties and Responsibilities
- Lead and supervise the leasing team to achieve monthly leasing targets.
- Develop and implement leasing strategies to maximize occupancy and revenue.
- Handle inquiries from prospective tenants and ensure timely follow-up.
- Negotiate lease terms, renewals, and rental rates in line with company policy.
- Build and maintain strong relationships with landlords, property owners, and tenants.
- Monitor vacant units and prepare action plans to lease them quickly.
- Review and approve tenancy applications and supporting documents.
- Coordinate property viewings and ensure professional presentation of available units.
- Track market trends, competitor rates, and demand levels in the local real estate market.
- Prepare leasing reports, occupancy updates, and performance analysis for management.
- Ensure all lease agreements and related documents are accurate and properly executed.
- Coordinate with marketing staff to promote available properties through online and offline channels.
- Resolve tenant concerns related to leasing matters in a professional manner.
- Work closely with property management and maintenance teams to support tenant retention.
- Maintain proper records of leads, viewings, negotiations, and closed deals.
- Train, motivate, and evaluate leasing agents to improve productivity and performance.
- Ensure compliance with company policies and local real estate regulations.
- Support business development efforts by sourcing new properties and landlord accounts.
- Monitor commission calculations and leasing-related revenue performance.
- Perform any other duties assigned by management related to leasing operations.
