Key Responsibilities
- Contract Management
- Draft, vet, and negotiate agreements including construction contracts, joint development agreements, sale agreements, lease deeds, MOUs, consortium agreements, and service contracts.
- Manage subcontractor, vendor, and consultant agreements.
- Regulatory Compliance
- Ensure compliance with RERA (Real Estate Regulatory Authority), MOFA, local municipal laws, development control regulations, stamp duty, and registration requirements.
- Handle approvals, licenses, and statutory obligations with government authorities (BMC/PMC, Town Planning, Environment, Fire NOC, etc.).
- Monitor compliance under Companies Act, labour laws, and other applicable industry laws.
- Litigation & Dispute Resolution
- Handle and coordinate with external lawyers for cases relating to property disputes, arbitration, consumer complaints, civil/criminal matters, and recovery suits.
- Represent company before RERA, consumer forums, courts, tribunals, and statutory bodies.
- Manage dispute resolution with contractors, vendors, customers, and government authorities.
- Property Due Diligence
- Conduct title search, legal due diligence, and documentation review for land acquisition and redevelopment projects.
- Draft title reports and identify risks in land/asset acquisitions.
- Verify encumbrances, ownership rights, easements, and ensure clean title.
