Role Summary

The Legal Manager is responsible for handling all legal matters related to land acquisition, project approvals, regulatory compliance, documentation, and litigation for real estate projects. The role ensures legal risk mitigation and full statutory compliance before and during project execution.

Key Responsibilities

1. Land Due Diligence

  • Conduct title verification (Mother Deed, Encumbrance Certificate, Patta, revenue records).
  • Provide legal opinions on land acquisition.
  • Identify encumbrances, claims, or litigation risks.
  • Ensure clear and marketable title before project launch.

2. Drafting & Documentation

  • Draft and vet:
  • Sale Agreements
  • Construction Agreements
  • Joint Development Agreements (JDA)
  • Power of Attorney (POA)
  • Lease Deeds
  • Vendor and Contractor Agreements
  • Review customer sale deeds before registration.
  • Ensure proper stamp duty and registration compliance.

3. RERA Compliance

  • Handle project registration under the relevant state RERA authority (e.g., Tamil Nadu Real Estate Regulatory Authority).
  • Ensure timely quarterly updates and compliance filings.
  • Respond to RERA notices and customer complaints.

4. Regulatory Approvals & Liaison

  • Coordinate with local authorities for:
  • DTCP / CMDA approvals
  • Layout approvals
  • Building plan sanctions
  • Follow up on statutory approvals required for project commencement.

5. Litigation Management

  • Draft and respond to legal notices.
  • Coordinate with external advocates for court matters.
  • Track ongoing cases and maintain legal case records.
  • Handle consumer complaints and dispute resolution.

6. Compliance & Risk Management

  • Ensure compliance with:
  • Real Estate laws
  • Contract law
  • Labour and employment laws
  • Shops & Establishments requirements
  • Conduct legal risk assessments before new project launches.

Required Skills & Competencies

  • Strong knowledge of Property Law and Contract Law
  • Expertise in land due diligence and title verification
  • Understanding of RERA regulations
  • Excellent drafting and negotiation skills
  • Ability to manage litigation and regulatory matters

Qualifications

  • Bachelor of Laws (LLB) – Mandatory
  • Master of Laws (LLM) – Preferred
  • 5–10 years of experience in real estate legal practice

Job Type: Full-time

Pay: Up to ₹75,000.00 per month
