Key Responsibilities

Real Estate & Project Legal Work

  • Conduct due diligence and title verification for land/property acquisitions — check ownership history, encumbrances, encroachments, legal validity of documents.
  • Draft, review and negotiate a broad range of legal documents including: Sale Deeds, Conveyance Deeds, Agreement for Sale, Joint Development Agreements (JDAs), Power of Attorney (PoA), Lease / Leave-and-License Agreements, Construction / Service / Vendor / Contractor / Vendor agreements, MOUs, term sheets, NDAs, bank guarantees, indemnities as needed.
  • Manage registration and statutory compliance processes — e.g. registration at sub-registrar offices, handling stamp-duty, property registration, documentation required under relevant municipal, state or central laws.
  • Ensure compliance with relevant real estate regulations and legislation — including (but not limited to) applicable property laws, development laws, regulatory norms, local municipal laws, and if applicable, compliance under regulatory frameworks (e.g. project registration, disclosures).

Advisory, Risk & Legal Compliance

  • Provide legal advice and opinions to internal business/project teams (sales, procurement, finance, projects) regarding proposed transactions, land acquisitions, joint ventures, project deals, contract structuring, risk exposure, and statutory compliance.
  • Identify, assess and report legal risks associated with real estate transactions, land deals, project developments, regulatory compliance failures; propose mitigation strategies.
  • Keep updated on changes in relevant laws & regulations (property laws, municipal laws, real estate regulation laws) and ensure company compliance and updates to internal policies and practices.

Stakeholder & External Liaison

  • Interact and coordinate with external counsels, solicitors, government / municipal authorities, sub-registrar offices, regulatory bodies as required for documentation, approvals, litigations, registrations.
  • Liaise with internal teams (e.g. Sales, Projects, Accounts, Operations) to support legal/regulatory requirements for real estate projects — ensure that legal compliance is embedded in planning and execution.

Dispute Management & Litigation (if applicable)

  • Handle and manage litigation, disputes, claims, property-related lawsuits, land disputes, contract disputes, RERA or regulatory matters (if your projects fall under such regulation).
  • Draft legal notices, replies, pleadings; coordinate with external counsel; track court/tribunal cases; manage dispute resolution, arbitration, mediation as needed.

Internal Documentation & Records Maintenance

  • Maintain and update a repository of all legal documents, title documents, agreements, approvals, registrations, compliance records.
  • Develop and maintain standard templates, legal checklists and workflows for documentation, due diligence, agreements, compliance — to ensure consistency across projects.

Qualifications & Skills

  • Bachelor’s degree in law (LLB) — Master’s (LLM) preferred / advantageous.
  • 7+ years of experience specifically in real estate / property law (in-house or with law-firm dealing with real estate / property transactions / development projects) — exposure to land acquisition, documentation, regulatory compliance, and real estate agreements.
  • Strong drafting, vetting, negotiation skills — able to independently draft complex real estate / development agreements, sale/lease deeds, PoAs, and all ancillary legal documents.
  • Deep knowledge of Indian property laws, land laws, registration procedures, statutory requirements; familiarity with relevant state-level regulations (especially Maharashtra law for Thane / Nagpur region), municipal laws, registration & stamp duty laws.
  • Analytical mindset, risk-assessment skills, ability to foresee legal/compliance risks and provide actionable advice.
  • Good stakeholder management, coordination & communication skills — able to work with internal teams, external counsel, government authorities.
  • Ability to manage multiple tasks/projects, meet deadlines, work under pressure, and adapt to dynamic real-estate project environments.
  • Integrity, sound judgment, and strong professional ethics.

Preferred / Additional Requirements

  • Prior experience working with luxury/residential/commercial real estate projects — understanding of complexities of high-value real estate documentation, regulatory compliance, customer agreements, approvals.
  • Familiarity with project-related compliance: land-use approvals, municipal permissions, environmental/urban-planning regulations (if commercial or large-scale projects)
  • Experience with handling litigious matters: land disputes, RERA disputes, consumer grievances, property litigations
  • Local familiarity with Maharashtra property laws / procedures and state-level authorities (for Thane/Nagpur) beneficial for faster land-related approvals, registrations, compliance.
  • Preferable if candidate is fluent in English, Hindi, and Marathi (for ease of communication with local authorities, stakeholders, customers)
