Maintenance Technician

Beebe+Runyan Condominium Association is seeking a part-time maintenance technician for our historic 8-story building, which is home to 83 luxury condominium units.

Requirements

This position is responsible for care and maintenance of the common areas, fixtures, and exterior grounds of the building. Onsite work is generally required Monday-Friday 7:00-11:30 AM and Saturday 8:00-10:00 AM, with on-call availability for after-hours emergencies as needed. The work hours are flexible. Benefits include downtown parking, access to the building’s fitness facility outside of working hours, and paid vacation and holidays. The base pay for the position starts at $25 per hour, determined by experience, certifications, skills, and education, with additional pay for work outside of regularly scheduled hours. 

Responsibilities

• Maintain a clean and a safe workspace 
• Maintain common areas and perform light repairs including light bulb replacement, caulking, drywall, and painting
• Inspect trash room and compactor daily, rotating trash/recycle bins
• Walk the building and premises daily and report any issues to management 
• Check critical building systems, conduct periodic testing, and report to management
• Maintain HVAC filters for five common area systems 
• Clean out exhaust/dryer vents in common areas
• Power wash front and back patios as needed 
• Keep perimeter of building free of litter 
• Assist with custodial duties to supplement contracted custodial service as needed, including spot cleaning & light vacuuming carpet and dusting light fixtures & windowsills 
• Meet and assist vendors as directed by management   
• Assist resident landscape volunteers during Spring and Summer if needed
• Assist with snow and ice removal between visits by contracted snow removal service
• Maintain inventory of maintenance supplies and submit order forms to management
• Pick up materials, supplies, and equipment
• Provide daily report to management 
• Perform other duties as assigned

Qualifications

• Previous experience in maintenance or related fields 
• Familiarity with hand-held tools and equipment 
• Demonstrated problem solving skills 
• Ability to work independently and under direction from manager
• Ability to handle a physical workload 
• Valid driver’s license and proof of valid car insurance required
