Founded and locally owned and operated in Jacksonville, Florida, International Management Company (IMC) has grown into an agile, multi-faceted commercial real estate agency that fulfills all aspects of the commercial real estate transaction with a single call. We currently own 42 buildings, with 237 tenants and over one million square feet of space under our management.
The Commercial Maintenance Technician is responsible for assisting in the preservation of the property. Under the supervision of the Commercial Maintenance Manager, the Commercial Maintenance Technician will help maintain the properties assigned within their geographic territory. This position will involve inspection, coordination, and scheduling of multiple activities daily. Must be willing to learn all crafts and construction including, but not limited to carpentry, concrete, structural steel, and interior buildouts.
Position Requirements
- Minimum of 5 years of maintenance experience.
- Work is typically in the North East Florida area; travel is minimal.
Primary Responsibilities Include
- Develop and maintain strong relationships with owners, property managers, tenants, subcontractors, and leasing personnel.
- Maintain timely and accurate reporting to management.
- Coordinate work performed by outside vendors.
- Ensure efficient repair schedules and review repair cost estimates.
- Prioritize the maintenance and repairs of company equipment and parts.
- Control and monitor inventory at site locations.
- Strong working knowledge of engineering concepts, including electrical and mechanical systems.
- Perform scheduled maintenance on all equipment based on manufacturer recommendations and operating manuals.
- Inspect all commercial tenant units, buildings, and common areas, performing repairs and janitorial assistance as needed.
- Understand contractual obligations relating to maintenance and communicate incidents of non-compliance.
- Survey buildings and repair mechanical systems to ensure consistency with health and safety standards.
- Perform daily preventative maintenance of electrical systems (replace light bulbs, ballasts, etc.).
- Perform daily inspections of heating and plumbing systems to ensure functionality.
- Perform light electrical repairs such as fixtures, switches, outlets, circuits, etc.
- Perform light plumbing work such as clearing stoppages and replacing fittings.
- Repair or replace broken glass, tile, screens, and similar items.
- Assist with wall patching, repairs, painting, and curb appeal for tenant re-occupancy.
- Perform general carpentry work such as fitting doors, freeing windows, replacing and building shelves, and other assigned duties.
- Inspect alarm systems (fire/protection) and schedule repairs when needed.
- Conduct general upkeep procedures including cleanliness, debris removal, painting, and carpentry.
Experience with any of the following is desirable:
- boilers
- chillers
- cooling towers
- BAS/DDC
- industrial maintenance

- High school diploma or equivalent; building maintenance technology or relevant field is a plus.
- Certified Maintenance and Reliability Professional (CMRP) desired.
- Proficient in Microsoft Office (Word, Excel).
- After-hours work may be necessary should the project schedule or IMC need arise.
- OSHA 30.
Essential Functions / Physical Requirements / Physical Demands

- Safely access all areas of the property’s grounds, regardless of ground or weather conditions.
- Safely access all structures, including roofs, crawl spaces, mechanical rooms, common areas, and multi-level structures, without reliance on an elevator.
- Stand, walk, and perform property inspections or repair activities for extended periods, including up to eight (8) consecutive hours for full-time employees.
- Safely ascend and descend ladders, stairs, and similar access points unassisted.
- Safely stoop, bend, kneel, crouch, crawl, reach, and work in confined or awkward spaces as required.
- Safely lift, carry, push, pull, and move tools, parts, materials, and equipment up to fifty (50) pounds unassisted; move heavier items with equipment or assistance.
- Safely move large equipment with and without the use of a hand truck.
- Safely use hand tools such as hammers, screwdrivers, saws, and power tools including drills, circular saws, and other job-related equipment.
- Perform routine maintenance, repair, cleaning, painting, carpentry, plumbing, electrical, and related tasks in active commercial environments.
- Operate company vehicles and equipment as required.
- Visually inspect work areas, equipment, gauges, and surrounding conditions; respond to all visual and auditory safety alarms.
- Wear and properly use required personal protective equipment (PPE).
- Work indoors and outdoors in normal maintenance, construction, and property conditions.
