Job Description: Responsibilities:

  • Routine Maintenance and Repairs:
  • Performing regular inspections and maintenance of systems such as HVAC, electrical, plumbing, and security.
  • Handling minor repairs and troubleshooting issues in apartments or commercial spaces, including painting, carpentry, and electrical fixes.
  • Emergency Repairs:
  • Responding to emergency maintenance requests promptly.
  • Coordinating with specialized contractors for major repairs when necessary.
  • Groundskeeping:
  • Ensuring outdoor areas are well-maintained, including landscaping, parking lots, and sidewalks.
  • Safety Inspections:
  • Conducting regular safety inspections to comply with local building codes and safety standards.
  • Installing or replacing safety equipment like fire extinguishers and smoke detectors.
  • Vendor Coordination:
  • Managing relationships with contractors and service providers.
  • Scheduling and overseeing the work of external vendors and contractors.
  • Tenant Relations:
  • Addressing tenant maintenance requests in a timely and efficient manner.
  • Communicating maintenance schedules and any potential disruptions to tenants and property managers.
  • Technical Skills: Knowledge of various building systems, including HVAC, electrical, and plumbing. Ability to perform basic repairs and maintenance tasks.
  • Problem-Solving: Ability to diagnose issues and determine the best course of action for repairs.
  • Communication: Strong communication skills to effectively deal with tenants, contractors, and property management staff.
  • Organizational Skills: Ability to manage multiple tasks and prioritize maintenance requests.
  • Physical Stamina: Capable of performing physical tasks and standing for extended periods.
  • Experience: Previous experience in maintenance, facilities management, or a related field is beneficial.

Role Responsibilities:

  • Perform routine and emergency maintenance of all kinds, including electrical, plumbing, carpentry, and HVAC systems.
  • Respond promptly to maintenance requests and concerns from residents.
  • Conduct regular property inspections to identify necessary repairs and maintenance.
  • Prepare and turn over apartments for new residents.
  • Coordinate with external contractors when specialized repairs are necessary
  • Maintain inventory of repair supplies and materials
  • Ensure compliance with all safety and security protocols

Requirements:

  • Proven experience in maintenance, preferably in a multifamily or residential setting
  • Knowledge of electrical, plumbing, HVAC, carpentry, and other maintenance systems
  • Ability to work both independently and as part of a team
  • Strong problem-solving skills and attention to detail
  • Excellent communication and interpersonal skills to interact effectively with residents and team members
  • Availability for on-call emergency repairs outside of regular business hours
  • Valid driver’s license and reliable transportation
  • High school diploma or equivalent; certification in a trade (e.g., electrical, HVAC) is a plus
