GENERAL STATEMENT OF RESPONSIBILITIES
The Maintenance Technician is responsible for the general maintenance, repair, improvement, and upkeep of all agency properties, facilities, grounds, and equipment. This position performs a variety of skilled and semi-skilled maintenance tasks to ensure agency properties remain safe, functional, attractive, and compliant with applicable regulations.
The Maintenance Technician works under the direction of the Director of Facilities and Maintenance and follows established maintenance priorities, preventive maintenance schedules, seasonal property management plans, and agency procedures. This position requires strong organizational skills, initiative, effective communication, accurate documentation, and the ability to manage multiple projects and priorities simultaneously.
The Maintenance Technician is expected to proactively identify maintenance concerns, collaborate with program staff, and take pride in delivering high-quality work while ensuring thorough completion and follow-through of all assigned tasks.

The Maintenance Technician must possess the general knowledge, technical skills, and demonstrated experience necessary to perform assigned responsibilities efficiently and effectively.

REPORTING AND SCHEDULE
This is a full-time position with a standard schedule of 40 hours per week and flexibility to adjust work hours based on operational needs, emergencies, facility issues, seasonal demands, and weather-related events.
As indicated in the Employee Handbook, the daily schedule allows for a one-half hour lunch break.
The Maintenance Technician coordinates their work schedule with and reports directly to the Director of Facilities and Maintenance.
Flexibility in scheduling is required, particularly during periods of inclement weather, facility emergencies, and other situations requiring proactive preparation or response.
SPECIFIC DUTIES
1. Communicate with the Director of Facilities and Maintenance regarding maintenance priorities, repairs, replacements, facility concerns, and project planning before undertaking significant work.
2. Perform general maintenance, repair, and improvement work at agency facilities and residences, including carpentry, plumbing, electrical, painting, drywall, flooring, roofing, locks, doors, fixtures, and other building systems and components.
3. Proactively inspect agency properties and collaborate with Program Coordinators to identify, prioritize, and address current and potential maintenance concerns before they become larger issues.
4. Coordinate and monitor repairs requiring licensed contractors or technicians, including scheduling services, maintaining communication, providing updates to the Director of Facilities and Maintenance, monitoring progress, ensuring satisfactory completion of work, and following through until all documentation and invoice approvals are finalized.
5. Maintain accurate, timely, and thorough documentation of maintenance activities, inspections, repairs, contractor services, projects, and preventive maintenance using agency-approved tracking systems and procedures.
6. Communicate regularly with Program Coordinators, the Executive Director, and the Director of Facilities and Maintenance regarding the status, progress, completion, and follow-up requirements of maintenance projects and work orders.
7. Review and complete seasonal maintenance inspections and agency spring and fall property checklists, ensuring identified concerns are addressed in a timely manner.
8. Proactively coordinate weather preparedness and response efforts, including monitoring weather forecasts, adjusting work schedules when necessary, ensuring programs have adequate seasonal supplies, communicating preparation needs, coordinating with contracted snow removal vendors, pre-treating surfaces when appropriate, and following up after weather events to ensure services were completed effectively.
9. Lead agency snow and ice management efforts and assist with landscaping, grounds maintenance, seasonal cleanups, and exterior property improvements as needed.
10. Preventative Maintenance – Conduct routine inspections, test safety systems, and replace HVAC filters.
11. Assist with moving furniture, equipment, supplies, and materials as required throughout the agency.
12. Demonstrate ownership, initiative, and pride in workmanship by ensuring all maintenance work, projects, repairs, and follow-up activities are completed accurately, thoroughly, professionally, and in accordance with agency standards.
13. Assist with repairs, improvements, and projects funded through grants or special funding opportunities as delegated by the Director of Facilities and Maintenance.
14. Recognize that agency residences are the homes of the people supported and conduct all interactions with kindness, respect, professionalism, patience, and courtesy while maintaining a customer-service-oriented approach.
15. Maintain confidentiality regarding people supported, staff, agency operations, programs, records, and other sensitive information in accordance with agency policies and applicable regulations.
16. Follow all agency policies, procedures, safety standards, and regulatory requirements and maintain a professional demeanor in appearance, conduct, and communication.
17. Perform other related duties and responsibilities as assigned to support agency operations and the needs of the people supported.
Pay: $24.00 - $28.00 per hour
