Manager-Projects,Max

  • Liaise and work closely with in-house Architects, Project Managers, and external contractors for retail store projects.
  • Responsible for CAPEX preparation, BOQ development, tendering, procurement support, cost control, and bill finalisation.
  • Ensure all commercial aspects of projects are managed accurately from design stage through project closure.
  • Support retail projects across New Stores, Renovations, Refreshes, Relocations, and Façade works.
  • Report day-to-day cost and commercial progress to the Senior QS / Project Lead.
  • Review manpower deployment and daily activities of contractors from a commercial perspective.
  • Conduct QA/QC checks related to quantities, specifications, and scope compliance, and follow up on deviations.
  • Carry out joint site measurements with Architect / PM / Contractor for verification of running and final bills.
  • Assist in preparation of progress reports, including cost status and variance notes.
  • Prepare detailed BOQs covering Civil, Architectural Finishes, Signage, Fixtures, and Fit-out works.
  • Prepare and compile tender documents, including drawings, BOQs, specifications, and conditions of contract.
  • Float tender enquiries, receive quotations, and prepare comparison statements with clear recommendations.
  • Assist Project Managers in technical, progress, and commercial meetings with consultants, contractors, and suppliers.
  • Ensure all commercial and contractual correspondence (incoming and outgoing) is properly filed and documented.
  • Prepare CAPEX summaries, LPOs, and approvals for awarded packages.
  • Monitor and manage variations and CRFs, validating cost impact and justification before approval.
  • Track planned vs actual CAPEX, highlighting savings or overruns with reasons.
  • Support rate contract implementation and ensure correct application across projects.
  • Assist in project close-out, including final accounts, reconciliations, and documentation.
  • Read a drawings and create the BOQ.
  • Work on the project document management., capex analysis and cost control.
  • Cost analysis and open costing analysis.
  • Material knowledge and market price knowledge of GCC.
  • Process adherence follow up and tracker maintenance for project lifecycle.

  • Strong understanding of retail construction, fit-out, and MEP scopes
  • High accuracy in quantity take-offs and cost validation
  • Strong analytical and commercial judgement
  • Excellent coordination and stakeholder communication skills
  • Well-organised with strong documentation discipline
  • Proficient in Excel, BOQ tools, and reporting formats
  • Ability to work under tight timelines with multiple concurrent projects
  • Ability to communicate logically and clearly with management and staff.

  • Minimum 7–10 years’ experience in Retail Fit-out / Store Projects
  • Strong exposure to fast-track retail projects and multi-store rollouts
  • Hands-on experience in BOQ preparation, tendering, cost control, and billing
  • Experience coordinating with Finance, Design, and Project teams
