MEP Supervisor

The Maintenance Supervisor is responsible for supervising and coordinating all Mechanical, Electrical, Plumbing (MEP), and civil maintenance activities across assigned properties. This role ensures efficient building operations, asset reliability, and high standards of upkeep for both common areas and individual units. Also Ensure all maintenance works comply with government regulations & requirements. The position also oversees unit turn processes, ensuring timely inspection, rectification, and readiness of vacant units for leasing

Duties and Responsibilities

1. Maintenance Operations

• Supervise execution of all MEP and civil maintenance works, including HVAC, electrical, plumbing, carpentry, painting, and minor civil repairs.
• Ensure implementation of Planned Preventive Maintenance (PPM) and reactive maintenance schedules.
• Conduct routine inspections of equipment, systems, and building fabric.

2. Building Upkeep

Maintain overall building condition and appearance, including common areas, parking, and service spaces.

• Ensure assets are operating efficiently and defects are addressed promptly.
• Monitor general wear and tear and initiate necessary repairs.

3. Unit Turn / Vacancy Management

• Inspect vacant units and prepare scope of work for rectification.
• Coordinate and execute civil and MEP work required for unit readiness.
• Ensure completion within agreed turnaround timelines.
• Conduct final inspection prior to handover.

4. Team Supervision

• Supervise technicians, helpers, and outsourced contractors.
• Allocate daily tasks and monitor work progress.
• Ensure adherence to quality, safety, and productivity standards.

5. Compliance & HSE

• Ensure all works comply with:

Dubai Municipality (DM) requirements

DEWA regulations

Civil Defense (DCD) standards

• Enforce Health, Safety & Environment (HSE) procedures on site.

6. Tenant & Service Coordination

• Manage tenant complaints and service requests.
• Ensure timely response and closure within SLA timelines.
• Coordinate with property management team for smooth service delivery.

7. Reporting & Documentation

• Maintain records of work orders, inspections, and maintenance logs.
• Prepare periodic reports on maintenance status, issues, and performance.

8. Cost Control

• Monitor usage of materials and resources.
• Support cost control initiatives and budget adherence.

Skills & Competencies

• Strong knowledge of MEP systems and building fabric maintenance
• Familiarity with CAFM systems
• Leadership and team management skills
• Knowledge of UAE regulatory requirements
• Problem-solving and troubleshooting capability
• Good communication and tenant handling skills

Key Performance Indicators (KPIs)

• PPM compliance rate (%)
• Maintenance response and closure time (SLA adherence)
• Unit turnaround time (vacant unit readiness)
• Number of repeat complaints

Preferred Education:

• Diploma / bachelor’s degree in mechanical, Electrical, or Civil Engineering
• Technical certification in HVAC / MEP maintenance (preferred)
• 3–7 years in maintenance supervision within real estate or facilities management
• Experience managing residential/commercial properties in UAE

Pay: AED5,500.00 - AED6,500.00 per month
