Role Summary

The Pre-Construction Technical Specialist reviews design documents to identify code and constructability issues and generates clear, defensible RFIs to resolve gaps before buyout and mobilization. The role focuses on U.S. building codes and standards across multifamily, ADU, ADA-impacted scopes, single-family residential, and condominium projects.

Key Responsibilities

  • Plan Review & Code Compliance
  • Perform detailed reviews of architectural, structural, civil, MEP, and life-safety drawings/specs to verify compliance with applicable codes (IBC, IRC, IMC/IPC/IFC, NFPA, NEC, ADA/2010 Standards, and state/local amendments).
  • Identify conflicts, omissions, and coordination gaps (e.g., egress, fire-rating continuity, accessibility clearances, unit separations, WUI/energy code items where applicable).
  • RFI Development
  • Draft precise, well-referenced RFIs that cite specific code sections, sheet references, and detail callouts; propose recommended resolutions and document potential schedule/cost impacts.
  • Track RFI status through response, addenda, and bulletin incorporation; confirm changes flow into the latest drawing set and pre-con logs.
  • Constructability & Coordination
  • Flag cross-discipline clashes (e.g., shaft sizing, stair geometry, fire/smoke damper locations, ADA turning radii, roof drainage, podium/Type I vs. III/V interface).
  • Coordinate with estimating, VDC/BIM, and operations to align scope, alternates, and buyout packages with code-driven requirements.
  • Interface with Stakeholders
  • Engage designers, consultants, AHJs, and trade partners to clarify intent and close issues prior to permit/early release packages.
  • Support bid RFIs and addenda review; brief internal teams on material changes affecting scope or risk.
  • Documentation & Controls
  • Maintain a living Code Issues Log, RFI register, and lessons-learned library.
  • Contribute to pre-con checklists and standards for multifamily, ADU, ADA, SFR, and condo project types.

Required Qualifications

  • Experience: 4–7+ years in U.S. construction (GC, CM, or design firm) with demonstrated project exposure to multifamily, ADU, ADA, single-family, and condominium projects.
  • Code Literacy: Working knowledge of IBC/IRC, ADA/2010 Standards (and state equivalents), NFPA, NEC, energy codes, and local amendments; familiarity with permitting and AHJ processes.
  • Technical Skills: Proficiency in plan reading across disciplines; capable of redlining in Bluebeam Revu (advanced markups, layers, comparisons). Exposure to Revit/AutoCAD, Navisworks/Solibri a plus.
  • RFI Mastery: Proven ability to write concise, code-cited RFIs with clear proposed resolutions.
  • Communication: Strong written and verbal skills; able to communicate with design teams, owners, and trades.

Pay: From Rs1,980.00 per hour
