Preconstruction Manager - Multifamily Electrical

As we strategically expand into the multifamily apartment market, we are looking for a seasoned professional to lead that effort from the ground up.

The Opportunity

This is a rare ground-floor opportunity to shape a new division at a growing, stable electrical contractor. The Multifamily Estimator / Preconstruction Manager will be the driving force behind our entry into the multifamily apartment sector — building relationships with developers and general contractors, winning work, and establishing the preconstruction systems and standards that will define this new chapter for our company.

Key Responsibilities

  • Lead all electrical estimating and bid preparation for multifamily apartment projects, from initial takeoff through final submission
  • Develop and manage relationships with multifamily developers, general contractors, owners, and construction managers to generate a steady pipeline of bid opportunities
  • Analyze bid documents, drawings, and specifications to produce accurate, competitive electrical estimates
  • Scope, solicit, and coordinate pricing from material vendors and labor as needed
  • Prepare thorough bid packages including scope letters, clarifications, exclusions, and value engineering alternatives
  • Estimate and integrate fire alarm system costs and scopes as part of the overall electrical package
  • Participate in pre-bid walks, clarification meetings, and post-bid interviews as needed
  • Collaborate with operations leadership on project handoffs, budget reviews, and purchasing strategies for awarded work
  • Track bid outcomes, win rates, and market pricing trends; provide regular reporting to leadership
  • Stay current on multifamily construction trends, code changes (NEC, local AHJ requirements), and fire alarm code requirements

Qualifications & Requirements

  • Minimum 7 years of electrical estimating experience with a strong focus on multifamily residential (garden-style, mid-rise, and/or high-rise apartment projects)
  • Established network of contacts in the multifamily development and general contracting community with extensive references
  • Demonstrated ability to estimate and scope fire alarm systems as part of multifamily electrical packages; working knowledge of NFPA 72 and fire alarm system design and cost components
  • Proven track record of winning competitive multifamily electrical bids
  • Proficiency with electrical estimating software
  • Strong understanding of the NEC and local code requirements as they apply to multifamily construction
  • Excellent written and verbal communication skills; ability to produce clear, professional bid packages and scope letters
  • Self-motivated, highly organized, and capable of managing multiple estimates and deadlines simultaneously
  • Prior experience in a preconstruction manager or chief estimator role
  • Experience with project management software (Procore, Sage, Viewpoint, or similar)

Pay: From $80,000.00 per year
