Job Summary:
The ideal candidate will be responsible for overseeing the planning, implementation, and completion of construction projects. The candidate will be responsible for managing budgets, schedules, teams, and client relationships. This role requires a deep understanding of construction processes, real estate development, and a proven track record of managing complex, large-scale projects from inception to final handover
Key Responsibilities:
- Develop detailed project plans, including timelines, budgets, resource allocation, and project milestones.
- Coordinate with architects, engineers, contractors, and other stakeholders to ensure project requirements are clearly defined.
- Oversee the preparation and submission of bids, contracts, and other necessary documentation.
- Ensure all necessary permission and legal requirements are obtained for construction projects.
- Prepare and manage project budgets, ensuring all costs are controlled and within the financial plan.
- Track and report project expenses, analyze cost overruns, and recommend corrective actions as needed.
- Approve and monitor payments for contractors, suppliers, and consultants.
- Prepare financial forecasts and manage project cash flow.
- Lead and coordinate the efforts of various project teams, including internal staff and subcontractors.
- Assign tasks and responsibilities to team members and provide guidance and support to ensure successful completion of their work.
- Conduct regular meetings to discuss project progress, issues, and next steps.
- Identify potential risks and develop strategies to mitigate them throughout the lifecycle of the project.
- Monitor project progress, quality, and safety to ensure compliance with established standards and regulations.
- Handle any issues or conflicts that arise between stakeholders, including contractors, subcontractors, vendors, and clients.
- Prepare and implement contingency plans as required.
- Ensure that all construction work adheres to local building codes, safety standards, and quality requirements.
- Perform regular site inspections to ensure that the construction process is progressing as planned and within regulatory guidelines.
- Work with site managers to implement quality control procedures and correct any deficiencies.
- Maintain strong relationships with clients, providing regular updates on project status, budgets, and timelines.
- Act as the primary point of contact for clients, addressing any concerns or changes during the construction process.
- Present project progress reports, including design reviews, status updates, and any necessary approvals.
- Ensure that client expectations are met or exceeded regarding project delivery, quality, and timeline.
- Develop and maintain detailed project schedules, ensuring deadlines are met.
- Coordinate with subcontractors and vendors to ensure that materials, labor, and equipment are available when needed.
- Adjust project schedules to accommodate unforeseen delays or changes and keep all stakeholders informed.
- Oversee procurement of materials, equipment, and services, ensuring competitive bidding and contract management.
- Manage relationships with vendors, suppliers, and subcontractors to ensure quality and timely delivery.
- Maintain accurate project documentation, including contracts, change orders, inspection reports, and progress photographs.
- Provide regular progress reports to senior management, detailing project status, milestones, and budget updates.
- Prepare final project reports upon completion, including lessons learned, post-project analysis, and client feedback.
Required Qualifications:
- Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or related field. Master’s degree preferred.
- Minimum of 10 years of experience in project management within the construction or real estate industry, with at least 3 years in a leadership or supervisory role.
- Proven experience managing commercial, residential, or mixed-use real estate projects from start to finish.
- Strong knowledge of construction processes, contract management, and building codes.
- Exceptional leadership, organizational, and time management skills.
- Strong analytical and problem-solving abilities.
- Excellent communication skills, both written and verbal.
- Proficiency in project management software (e.g., MS Project, Procore, Buildertrend, etc.).
- In-depth understanding of budgeting, cost control, and financial forecasting in construction projects.
- Ability to manage and resolve conflicts efficiently.
- Attention to detail and commitment to quality.
Working Environment:
- Full-time, on-site.
- Travel to construction sites as necessary.
- Work may require extended hours depending on project deadlines and emergencies.
