We at Genius HR Tech Hiring for a Project Manager--Civil Specialized in Villa Projects for a leading Main Contracting Company

Key Responsibilities:  Engineering  Read, understand, and analyze the IFC drawings, specifications, and the Bill of Quantities (BOQ).  Fully understand the project scope of work and ensure that all engineering aspects are accurately implemented.  Raise Requests for Information (RFI) to clarify any uncertainties related to the execution of the work.  Raise any variation notice to the head office management that may affect the project scope or budget.  Monitor engineering development and notify the Engineering department of any delays that could impact project progress.  Keep track of procurement schedule and promptly notify the Procurement Department if delays occur that could affect on-site execution.  Coordination  Coordinate with the site team, ensuring that all tasks are assigned and executed efficiently.  Ensure the site team fully understands their responsibilities and the project’s requirements.  Oversee manpower allocation to ensure that the appropriate resources are available for each task.  Lead weekly site meetings, and provide guidance on project priorities and objectives.  Liaise with the head office management to discuss project progress, challenges, and future requirements.  Implement instructions from the head office, ensuring that the project aligns with organizational goals.  Ensure the proper methods of execution are followed, with a focus on quality and material management.  Minimize material wastage and ensure the proper use of resources.  Enforce strict adherence to safety measures and ensure a safe working environment on-site.  Monitor and optimize site productivity and efficiency.  Coordinate with subcontractors, ensuring that all necessary NOC’s and clearances are provided.  Ensure each subcontractor is fully aware of and adheres to their scope of work.  Maintain effective communication with consultants and relevant authorities to ensure smooth project execution.  Execution  Review the execution schedule provided by the head office and ensure it aligns with on-site progress.  Notify the head office promptly of any delays caused by third parties to enable corrective action.  Report any project variations to the head office and ensure official variation processes are followed.  Reporting  Review daily reports submitted by the Project Engineer to monitor progress and identify potential issues.  Prepare and submit a two-week ahead schedule to the head office to ensure proactive project management.  Compile and submit a detailed monthly report, outlining project achievements, challenges, and upcoming milestones to the head office. Requirements:  Education: o Bachelor’s Degree in Civil Engineering, Architecture, or a related field from a recognized university.  Experience: o A minimum of 10 years of experience in construction project management, with a proven track record working with reputable contracting companies in the UAE or the broader GCC region. o Proven experience in managing luxury projects, including high-end villas, with a strong understanding of premium construction standards and finishes.  Skills: o Strong understanding of project management principles, construction processes, and industry standards. o Proficiency in reading technical drawings, specifications, and contractual documents. o Expertise in scheduling, budgeting, and project coordination. o Excellent communication and interpersonal skills, with the ability to lead teams and work effectively with clients, contractors, and consultants. o Familiarity with project management software (e.g., MS Project, Primavera). o Fluent in English; Arabic is a plus.  Personal Attributes: o Strong leadership qualities with the ability to manage a diverse team and maintain project momentum. o Highly organized and detail-oriented with a problem-solving mindset. o Ability to work under pressure and meet deadlines while maintaining quality standards. o High level of professionalism and discretion when handling sensitive information. o Strong commitment to safety and quality on-site.
