About the Role
We’re hiring an experienced Property Manager to take full ownership of a portfolio of just over 250 residential doors and lead a team of three Assistant Property Managers.
You’ll be the primary point of contact for owners, oversee day-to-day operations for your portfolio, coordinate with maintenance, and coach your team to hit performance targets. This is a hands-on role for someone who can manage detail, lead people, and communicate confidently.
You will report directly to the Director of Operations.
Key ResponsibilitiesPortfolio & Owner Management
- Serve as the primary manager for a portfolio of ~250 residential units.
- Build strong relationships with owners; provide proactive updates on performance, vacancies, and major repairs.
- Review owner statements and explain income/expense activity; recommend rent adjustments and capital improvements.
- Ensure compliance with Washington landlord–tenant law and Fair Housing regulations.
Resident Experience & Operations
- Oversee move-ins, move-outs, and lease renewals according to company processes.
- Coordinate with maintenance to ensure work orders, turns, and inspections are completed on time and within budget.
- Handle escalated resident issues and complaints, balancing customer service with protection of the owner’s asset.
- Conduct or oversee property inspections and ensure accurate documentation.
Team Leadership
- Directly supervise three Assistant Property Managers.
- Run regular team huddles and 1:1s to review priorities, vacancies, delinquency, and maintenance items.
- Assign and track work using LeadSimple and Asana; verify completion and quality.
- Coach team members to meet expectations and support their growth in line with The Hornberger Way.
Tools & Communication
- Use AppFolio for day-to-day property management tasks and reporting.
- Use Slack, LeadSimple, Asana, Google Workspace, and Zoom Phones for communication and task management.
- Maintain clear, timely communication with owners, residents, vendors, and internal teams.
After-Hours Rotation
- Participate in a round-robin after-hours maintenance line on a rotating schedule.
- Triage after-hours calls, dispatch vendors when necessary, and document all actions taken.
Qualifications
Required
- Active Washington real estate license, or the ability to obtain one quickly (company support available).
- 5+ years of residential property management experience.
- Experience managing a significant portfolio (ideally 200+ doors) with responsibility for owners, residents, and vendors.
- Strong working knowledge of Washington landlord–tenant law and Fair Housing basics, or ability to get up to speed quickly.
- Prior experience leading or supervising others (formal manager title or equivalent leadership responsibility).
- High level of organization and attention to detail; comfortable handling a large volume of tasks and deadlines.
- Professional, direct communication style; able to handle difficult conversations with owners and residents.

Preferred
- Hands-on experience with AppFolio.
- Daily use of tools like Slack, LeadSimple, Asana, Google Workspace, and Zoom Phones.
- Experience working with KPI- or bonus-driven performance plans.
- Bilingual (e.g., English/Spanish) is a plus.
Compensation & Benefits
- Hourly Rate: $26.00 – $36.00 per hour, with structured framework to push past these figures. (Starting pay is depending on experience and qualifications).
- Schedule: Guaranteed 40 hours per week (non-exempt, hourly).
Bonuses & Advancement
- Monthly and quarterly performance bonuses based on a combination of company and individual results.
- Participation in an after-hours maintenance rotation, compensated at $75 per week when on call.
